A SPLENDID OPPORTUNITY.
Subdivision of a Block of Land.
There arc few districts in the Colony for which there is 6uch a bright for the small farmer as on the route Vp the direct road and surveyed railway line to Auckland, inland from Stratford, in the Taranaki district. A large block of between three and four thousand acres is now offered to speculators and occupiers on exceptionally easy terms. (See advertisement elsewhere.) The owner is P. A. Krull, Esq., of Wanganui, for many years in business connection with the late Mr Freeman E. Jackson, and for a long time German Consul in Wellington. The sale has been entrusted to the very capable hands of Mr W. Cowcrn, the well-known Taranaki auctioneer, whose place of business is at Kawera. The land in question is twenty-four miles from the flourishing and progressive town of Stratford, and seventeen miles from the railway junction of Toko. There are few districts in' the Colony at present so rapidly incroas-" : " ing in value as that on the route of the surveyed railway line from Stratford to Auckland. The bush has been fallen and the land is now well grassed; and, as it has been carrying a large number of sheep and cattle, it should now be first-class dairying land as the soil is a beautiful rich loam. Land in that locality does noJ " burn up " in the summer, as copioJttk dews fall nightly in the dry dews which would astonish any person not familiar with their regularity and abundant quantity. The price at which the estate is offered—as virtually it is improved land by the labour expended on it—vis., ranging from j£4 5s to £6 15s per acre—makes it a sure bargain to the speculator, as an investment only, or to the settler for honafide occupation. It is safe to predict that within five years from the present time, no improved land will be obtainable anywhere in the vicinity of Strathmore under from £9 to .£ls per acre. The terms are exceptionally liberal— viz., 10 per cent, cash, and the balance can remain on mortgage for seven years at 5 per cent, interest. Land all over Taranaki is going up in price by leaps and bounds, and more particularly on the route of the surveyed line of railway to Auckland. Both present and prospective value of this estate are assured; and both for occupier and speculator the opportunity to purchase a freehold on exceptionally easy terms, so .as to suit the resources of the man of limited means, is one that is not available every day in the year.
