LANDLORDS' TROUBLES

gj,. ; —w c liave read much of late about landlords and high rents, but not many of the hard-hit landlords have had much to say. I suppose that they are.too busy chasing the defaulting tenants to try and get a few shillings from them or watching the others so as they will not do."a moonlight flit" to reply to the hard things which are said about them.' It is quite apparent that Mr. Coates has had no experience as a landlord in Wellington. What would he do in Hhe event o£ his tenant clearing out owing him £50, and in addition taking all the globes Hi the house and tearing the paper on the 'walls. Yes, Sir, there are two sides to every question. I have iedu«ed the rents to almost vanishing point, as much in one instance to 30s per week, yet although the tenant is working, he is still well in arrears. Landlords should demand to see all rent books before they let their house at all. . I have known of a landlord sign the rent book up to date to get rid of a bad tenant, which is not fair to other landlords. I ask Mr. Forbes and Mr. Coates if they are in favour of making the City Council remit the rates and the Government remit the land tax, also the mortgagee remit his interest if the_ landlord cannot get his rent. ' I am thinking of testing next year not paying the rates on property which has' been occupied by absconding tenants, and I trust that the Magistrate will give the same decision, as he does to the tenants who do not pay their rent—no order.—l am, etc., ONE OF THE HARD-HIT LANDLORDS. . ."
