THE LAND TRANSFER ACT.

Sih, — I shall feel obliged if you will permit me to draw attention, through your colamns, to a matter that very much dotracta from the general usefulness of tho Land Transfer Act (Torrens),and one in which a large section of tho public is interested.

Under the act as it stands at present, those only who have received their Crown grants have the privilege of taking advantage of its benefits. Now, when ifc is considered that there are no less than 3057 grants due in this province alone, it is evident that a large number of landowners must necessarily be excluded from benefiting by it. It is just possible that the amendment which tho prosent Government proposes to introduce moy, if carried, provide a remedy for this grievance, but I much doubt it. Whether or no, it can do no harm to draw attention to tho matter. There are many in tho province wko purchased land from the Government years baok, who9e grants have not yet been issued, and who are consequently excluded from taking advantage of the act. If, having due regard to the interests of the colony, it is impossible to make any alteration iv the act in the matter above alluded to, at least some provision might be made for issuing Crown grunts for all surveyed lands, immediately after purchase. It cannot be urged that tho Provincial Government have no funds to apply to the purpose, as the amount paid by each grantee far more than covers tho expense of drawing up tho deed.
