BEAUCHAMP has received instructions from Mr James Nicholson, who has removed to Wanganui, to submit to public competition, at his rooms, Victoria Avenue, on Wednesday, 29th March, 1871, at 2 o'clock, that admirably-situated and very choice freehold property, THE ASHSTEAD FARM, comprising 750 acres of splendid agricultura and pastoral land, with substantial eight* roomed House, and men's three-roomed cottage, with all necessary outbuildings. Stock-yard, Sheep-yard, and Wool-shed. Three acres of orchard trees, in full bearing, and of true sorts. The whole of the acreage is seeuroly enclosed with excellent live fences, and eubdivided into eight paddooks. Several streams intersect the property, affording ample accommodation for sheep-washing requirements, and plenty of water-power for mill purposes. Three hundred aores have been put under the plough, and sown with English grasses. Seventy aores have been turned and laid down as permanent pasture ; the remaining portion of the land is partially grassed, and yields good rough feed in its present state. Fifty acres of bush land afford an abundant supply of firewood and timber, suitable for fencing and building purposes. Thiß very desirable property was one of the earliest selections in the Rangitikei district, and from its excellent position on the main line of road to Wellington, nearly eqni-dietant between the postal and telegraph towns of Turakina and Marton, only five miles from either, has advantages which few other blocks of land possess. In its present state it is oapable of depasturing 400 head of oattle, but with some further burning off, its carrying capacity could be considerably increased.
