Choice Freehold Property, Charmingly situated between the Sea and Maheno Railway Station, GREAT DISPLENISHING SALE OF STOCK, FARMING PLANT, AND HOUSEHOLD FURNITURE, FLEMING & HEDLEY, favoured with instructions from Francis 'Bromley, Esq., will submit to public competition, at the above time and place, His magnificent FREEHOLD called ChurweD, situate half a mile from Kakanui Township, and, say, one mile and a quarter from Maheno Railway Station, and containing 301 Acres; more or less, together with the improvements, which consist of a comfortable Dwelling House, with other adjoining conveniences, enclosed in a very nice orchard, good stable, large barn, men's hut, &c. The property is well and securely fenced—mostly with live fences — into paddocks of the requisite size, for the convenience and economic working of the farm. There is no denying the fact that Bromley's Farm is believed to be one of the very best in North Otago. The soil is of the choicest, and being so near the sea the fattening properties of the Estate are greatly enhanced. The price got for the fat stock year after year is sufficient proof of this statement. For, be it remembered, Mr Bromley never grew any turnips or used any artificial means of fattening. This year, 50 head of steers sold in one line at £10 10s per head, and this is not the best sale nor an exceptional case ; for the same price was given last year, more the year before that, and £13 for the pick of 40 in a previous year. All this goes to prove that the soil is of the very best, and the grass of the richest, for bullocks of this size cannot be "topped off" without the aid of turnips or artificial food, except on pasture of this character. The grain-producing properties of the soil are also well known, and 40 bushels of wheat and 60 of oats are below the average yields. Of course, land must be in good heart to give such returns. No doubt of it, and as far as can be remembered Bromley's land has never been anything else than in the best of heart. The purchaser may elect to take crops at valuation. Failing health is the sole reason for this sale. Buyers may make up their minds that the property is for Positive Sale. Terms very liberal, and can be stated on application.
