TTTRIGHT, STEPHENSON, & CO. » » (LIMITED) have received instructions from ,Dr F. Truby King to offer for sale by public auction, as above, the whole of his Property, situated at Tahakopa, in the following LOTS:— Lot I.—Township Farm, comprising 186 acres 2 roods 0 poles (more or less) Freehold, adjoining the township of Tahakopa. This farm is mainly rich alluvial deposit, partly in grass and clovers, partly in crop, and partly fit for immediate ploughing. During the last 12 months about a mile and a-half of drains have been made through deep, strong rush and Maori-head ground, which will come into immediate profit. Only enough bush has been kept for shelter. Connected with this farm are about 27 acres of rich river reserves, making the total area available over 213 acres. Lot 2.—Lauriston Farm, comprising 182 acres 3 roods (more or less) Freehold. About the centre of this block stands the Railhead Co-operative Dairy Factory. The farm comprises rich river flats and cleared bush land, m crop or laid down with grass and clover, also standing bush. Buildings include large well-equipped Dwelling-house, ample stabling, barn, implement shed, milking shed, ana extensive complete up-to-date piggeries, etc. River reserves of about 6 acres bring the available total up to about 189 acres. Lot 3.—Homestead Farm, 567 acres—viz., 264 acres (moro or less) Freehold, with grazing right over Bush Reserve of 297 acres 1 rood 19 poles. POSSESSION will be given EARLY IN APRIL, 1921, after the Clearing Sale. j SPECIAL CLEARING FACILITIES AND ALLOWANCES FOR AREAS IN BUSH. About-a third of the whole 1200 acres Freehold is still in timber-bearing standing bush. Over this ground the Lauriston Timber Company has timber rights. The timber is being cut out rapidly, and it is expected that only a small balance will remain not out at the end of two years. Each purchaser is hereby notified that should any area of timber remain on his property after 22nd March, 1923, over \vhich_ the Lauriston Timber Company wishes to exercise its rights, the vendor will pay to such purchaser ton shillings per acre per annum on the diminishing balance. For precise terms see “Conditions of Sale.” The Lauriston Timber Company exercises no rights over props, firewood, split posts. The vendor is at present getting some bush cleared without charge and with an allowance of 30s per acre for grass seed given in. No timber rights exist over Lots 1 and 6. NOTE.— Particular attention is directed to the specially easy terms on which the property is offered. The property lies around or near the township of Tahakopa, the most distant section being about a mile and a-half from the Railway Station and Dairy Factory. The whole area is most suitable for dairying and fattening. At the present moment Lots 2 and 3 are carrying 100 dairy cows, mostly Jersey cross, Much indicates the heavy nature of the. soil and the mild climate. TJie land grows splendid swede turnips, photographs of recent crops being available for inspection. In view of Dr King’s recent appointment in Wellington' and his consequent removal to that city, he is determined to sell, and all Lots will be offered for practically unreserved sale. The Auctioneers recommend inspection with the utmost confidence, and will be glad to supply any further particulars on application.
