VALUATION OF LAND
Sir,—ln the Herald of November 16 ; under the heading "Valuation of Land, Mr. A. Harris said that "some of the Takapuna people had taken an unfair advantage of the Government under section 45 of the Valuation Act." Perhaps Mr. Harris does not realise the awful burden of rates that some Takapuna property owners have suffered from during the last few years. For the last five or six years I have been paying £46 14s yearly rates on a seven-roomed house and three-quar-ter-acre section, and with rents dropping every year I simply had to get relief somewhere. The property was unpayable with such rates and rent down to 25s weekly. With this load (there are plenty more besides me), property owners had to do something, and if Mr. Harris accuses people like myself of taking unfair advantage of the Government, it is quite evident he has not studied the problem thoroughly. With times so hard, rents clown to nothing and tenants not paying what they owe, what is the unfortunate landowner to do, when rates still keep a strangle-hold of the property ? Takapuna Ratepayer.
