THE SURREY HILLS PLANS.
Tns new plan of a portion of the Surrey Hills Estate is advertised as being ready for JBsne to the public to-day at the aueti oneers, Messrs. Tonks aad Co., and at the office of the estate, Shortland-street. The public will no doubt be anxious to see what the new plan is like, and we may briefly state the main points connected with it. Instead of showing the whole property, the new plan has all the allotments in Ponsonby-road, thon down Richmond-road to Surrey-street,' and along Surrey-itreet right across the land to the Great North The plan is on a much larger scale than the first one,, and looks ,i great deal better. The area included in it is thirteen sections or blocks which comprise 272 lots. According to a notice in the margin of the plan, 81 of these are to be offered for sale. They are situated, some on the Ponsonbyroad, tho Great North Boad, and Kiehmondroad, some in Kent, Mackelvie, and Surrey Streets, and Commerce-road. All the lanes or rights-of-way have disappeared, and the allotment's have been largely increased in size, while a considerable additional valuable' frontage is obtained by closing up the rights-of-way. The lots have a frontage varying from 38 feet to 60 feet. The great bulk of them are 40 and 52 feet respectively, while the depths are 115 and 132 feet, with a few variations where the configuration of the ground absolutely required it. It will be soen that a decided, and, an we think, a successful, attempt to make the plan suit the wishes of the public ban been made. Allotments of 40 and 50 feet frontage, with a depth of 132 and 115 feet respectively, givo an area quite Buitable for building sjood villa residences upon, while thosa who may desire a Urge blook need have no difficulty in obtaining it. One of tho objections to the rights-of-way was that they prevented anyone buying a double allotment. That is now entirely removed, and it is easy to have a plot of say SO or 120 feet frontage or more, as may bs desired, with a depth of 264 feet. The terms of sale are the same as previously announced, namely, one-fifth cash, the balance being allowed to remain for five years at seven per cent., while any portion of it can be paid at any time as may suit the purchaser. It is also again stated that arrangements cau be made to lend to purchasers for the purpose of erecting buildings on the lots sold, interest being at the rate of seven per cent. These loans can also bo repaid by instalments). With such terms and the demand for good houses there will doubtless soon be a large pi>pulation on this fine property, so near the heart of the town and yet outside the city. -Men are at work cutting down Ponsonby-road at front of the propsrfcy, ready for tho tramcars, which must greatly • enhance the value of land near. The measurements on tho new plan are in foot, not in linksj a manifest convenience to the public. ,
