Whangarei Property Sale Applications

Bought in ouJy, 1942, five months before the date on which values under land sales legislation were fixed, for £1350. a house in Nixon Street came before the Land Sales Committee in Whangarei at a proposed price of £I7OO. Private valuation was £1460, and the Crown valuation £I4OO, consent to sale being given at a price of £1450. Portion of a property of 73 acres at One Tree Point bought in February, 1944, lor £6OO, 37 acres were subject of an application for consent to sale at £lO an acre, together with. £SO for cultivation. In evidence supporting his valuation of £372, Albert H. Curtis said that the land was of good quality, and when brought in was worth up to £2O per acre. Four good building sections for seaside residences and worth £4O each, were .included in the property, while the land was most suitable for cropping. For the Crown, Murray S. McDonald valued the property at £l2B. stating that he could not see a man making a living off it, while he was doubtful if the whole 73 acres fully developed would make an economic unit. It was possible to cut three or four building sections, but he did not consider them desirable as the beach was covered at high tide, when it would not be safe for young children. To the chairman (Mr. E. H. Burton) he said that the farm would never be an economic unit ‘as a dairying proposition, and he was doubtful if it would be eeo nomic for cropping. Taking the previous sale into consideration, the committee gave consent at a price of £220, subject to the vendor paying all costs of the survey. For two sections in Whau Valley Road, sought to be sold at £2OO and £l5O respectively, the committee fixed prices of £165 and £l3O, the amounts at which they were valued by the Crown. Private valuation was £2OO and £l5O.

Consent was given to the sale of a section in Fourth Avenue at a price of £l5O as sought. Private valuation was £l5O arid the 'Crown valuation £J4S.
