ROTORUA LAND SALE.
The leases of various town, rural and suburban sections in this district were offered for auction by Mr Gerhard Mueller Commissioner of Crown Lands, on Thursday last. Mr Paterson acting' receiver of land revcinv; was present, and there was a good attei.dance of the public. Mr Mueller in the course of. reading the conditions of sale stated though entry to the various sections could be had immediately the term of lease would not commence till Ist July next thus giving purchasers the benefit of five months free poscssion. lie also stated that the clause relating to tho forfeiture of leaseholds for non compliance of improvement conditions would be rigidly inforecd. This clause, wo are given to understand, was unfortunately omitted from the leases taken up at the last hind sale and so caused considerable dissatisfaction auiongst those who had inadvertently complied with the conditions as stated in the advertismenf. Mr Mueller fuather stated that riirul section 415 on which no rent had been paid by the lessee Mr "William Kelly for the past 10 years would be withdrawn as the arrears of rent had been paid. Mr E. Robertson, took exception to this course submitting that as the section, was advertised for lease by public auction it ought to be offered now. Mr Watt followed in the same strain and questioned the legality of tho course proposed ta be adopted. He stated that us admitted by Mr Mueller no rent having been paid for 10 years and Mr Kelly's rental was hut £7 per aniiuinn the submission of tho section to competition would probably result in a higher sum being obtained. He also asked Mi Mueller if in paying the arears of rent interest had been paid by Mr Kelly on the amount overdue. He conclueded by protesting against the proposed procedureMr Mueller replied in an evasive manner. Mr Watt said " You intend to withdraw tho section in question and the only recourse will be by appeal to the Minister of Lands. I again protest against your ruling." The sale was then proceeded with and the following is a list of the sections sold with name of lessee and annual rental: — Towx Sections.
Section 7 was subject to a payment of £26 for clearing, grassing and fencing. None of the'rural sections were sold. Mr Mueller stated that it was not likely that another sale would be held in Rotorua hut, that applications' would be disposed of at the Crown Lands Office, Auckland.u'e can only add that wo fwrently hope that no such land sale will be over held at Rotorua under similar auspices or conditions.
