BUILDING AND FRANCE.

The twentieth annual report of the Metropolitan Permanent Building' and Investment Society for the- year ended 16th February, 1911, records the great l-egret of the directors at the death of Mr. A. 1. Littlejohn, one of the originators of the society, who died in Wellington on 25th May last. The board desires to place on record its cense of the great loss the society has sustained. Almost from its inception Mr. Littlejohn held the position of chairman of the society, and much of its success, it is recorded, has been due to the keen interest he always took in its affairs. The directors elected Mr. Fred. W. Hales a director of the society to fill the vacancy caused by 'the death of Mr. Littlejohn. The directors recommend that the usual dividend at the rate of 7 per cent, per annum be paid, and that a further sum of £500 be added to tho reserve fund, which will thsn stand at £7500. Two directors, Messrs. Hannay and Hume, retire in accordance with the rules, but are eligible, and offer themselves, for reelection. The profits for the year (including a balance of JSI2I 8s 9d brought, forward from last year) amount to £5175 lbs 6d, less expenses account £583 2s ; leaving a. net piofit of £4592 13s 6d, less interim dividend and amount credited 'B" shares at 3£ per cent, for six months ending August, 1910. £1847 14s 5d • leaving a balance of £2744 19s Id. This it is proposed to appropriate aa follows: —To credit holders "B " investment shares at 3£ per cent, for six months ending 15th February, 1911, £378 3s 5d ; to payment of -dividend at 3£ per cent, i for six months ending 15th February, 1911, to holders of "21" £10 shares", £1050;^ to reserve fund, £500; total, £2428 os 5d : and lo carry forward to next year £316 15s Bd. The dividend on " A " shares will be payable on 21st inst.
