The sale will take place on the second day after the arrival at Tauranga of the steamer leaving Auckland on or about the 28th April. The purchase money to be paid on the fall of the hammer, after which the Buildings will be at the parchaser's risk, one month being allowed for their removal. A number of the Buildings are composed , of Corrugated Iron, Floored, and in excellent condition.

FARM AT TE AWAMUTU. CREAM OF THE WAIKATO. THE undersigned offers for SALE his FARM at Te Awamutu, containing 400 acres, being Sections No. 75 to 83 of Gundry and Goodall's survey, in the parish of Mangapiko. 120 acres are enclosed with .substantial two-rail fence, ditch, and live fence, subdivided into paddocks, and the greater part in grass. The quality of Soil ia second to none in Waikato. The Land is undulating, affording shelter against any weather, and is admirably adapted for a sheep farm. It has a frontage of 1£ miles to the road to Alexandra; is bounded towards Te Awamutu by mission land, and towards the Puniu it joins a reserve of 890 acres, which have recently been awarded to natives as compensation, and may b« pnrcbaied at alow price. Mr. Simpson's hotel is erected on a portion of the land, and is held by him under lease for two years, with a purchasing clause of £200 per acre. The actuation of the Farm ia unrivalled, Te Awamutu being the grand centre of the most thriving villages, viz., Ohaupo, Te Rahu, Rangiawh?a, Orakau, and Kihikihi, and the market town of all the Waikato settlements. No township has been laid out by Government at Te Awamutu, and the only site available for one is on the land now offered. Numerous offers have already been made for the purchase of quarter-acre lots as business sites, but refused, as it is desirable to dispose of the whole in one block. Intending purchasers are requested to inspect the property, and satisfy themselves that land in a more commanding and valuable position, and of superior quality of soil, ia not procurable in the Waikato.
