RUBY BAY ESTATE.
$ — MOUTERE, NELSON. So well established is the fact that tho Moutere Hills lauus are pre-eminently suitable tor- export apple culture that it is not necessary. to tiuato upon the subiect. The atiehtion 01 possible investors is drawn to the advertisement appearing in this issue setting forth tlie great advantages possessed by tne lands of tne ttuby Hay Estate for successful apple culture. •the owner, Mr. A\. H. Stafford, has -■ibdnided a portion of his estate into areas convenient tor the purposes of tne orcliardist, and already some of these sections have been selected, while other portions of the estate have been planted 011 an extensive scale by members ot Mr. biaitord's family. The estnto has a long sea frontage to the bay, from which it takes its name, the homestead lying within almost a stone's throw ot the magnificent beach which in 110 small measure contributes to making the property -'idealistic from a residential point of view;. Tlie greater portion of the estate consists or. easy slopes, with .1 northern aspect. It is partly bounded on one side ijy the Tasman Estate, the holdings thereiu of Messrs. Thos. Horton, T. \V. Kirk, 'and his Honour Judge Chapman actually adjoining that portion of' the Hubv Day land now offered. To the eastward the Bronte and Seaton Estates form the boundary, so that Ruby Bay is situated fairly in the centre of lands that have in recent years been most prominently before tho public, and of which leading orchardists and _ nurseryI men from other parts of tho ijoitiiniou I liavo acquired areas. •As to accessibility, the area now offered is 011 tho line of the new main road between Nelson and Motueka, for which grants havo already been made. this road is completed tho area will be within eleven miles of Motueka Post Oftice, and withiu a much shorter distance of the proposed new Motueka Harbour, now under construction. In the opposite direction tho Western Entrance Harbour is three and a half miles only distant, and eventually this should become an important shipping point, for the Anchor Company's steamers are able tv work this harbour at any state ,of the .h.o, The new main road referred to passes right through the estate, turning inland near the homestead, bat from, that point to the Western Entrance the sea front is followed on perfectly level ground. Mr."Stafford has resided 011 the estate for the past twenty years, the property originally belonging to the late Edmund Buxton, "founder of the wall-known Nelson firm, of E. Buxton and Co., Ltd., merchants. The land 011 which the homestead stands is of tlie same nature and quality as that which is being ottered, and there is proof that tillage has given good results, in the fact that the'homestead orchard contains all varieties 01 fruits—apples, magnificent pears, apricots, lemons, figs, medlars, etc., and a grove of well-grown trees'produces quantities of filbert nuts. _ . This season, in addition to having aclditionul laud broken up. for apple culhire, Mr. Stafford has had several acres prepared for strawberry culture on a large scalc, it having lie en proved that the berries ■ grown on the Moutere land are exceptionally rich in colour and Jlav--o>lt should be mentioned that tho homestead orchard has been producing fruit ,for commercial purposes for several sears, the greater part of the product wing shipped to Wellington, top prices being For the purpose of shipping Mr. Stafford uses his own motor-launch, which can work from the small jetty at the homestead throughout the year, with'very few exceptions.
