A further small improvement is shown in the report of the Tru3t and Agency Company of Australasia for 1910. Tho year was not a good ono from the mortgage point of view in Australia and New Zealand, the demand for money on such security having been very small, but tho new departure of tho directors of establishing an agency in 1909 for invcGting money on mortgage in Argentina seems to have bean a good move, tho report stating that tho company's business in that country is expanding very satisfactorily, and that the rates of interest arc fairly remunerative. Net profit for tho past year amounted to £54,900, or an increase on that for ISO 9of £1400. Tho dividend is unchanged at 7i per cent., but £50C0, as compared with £3000 a year ago, is added to tho reserve fund, the amount carried forward being £2500, as compared with J629C0.
AUSTRALIAN AND NEW ZEALAND MORTGAGE. The Tcport of tho Australian and New Zealand Mortgage Company, Ltd., tor 1911) shows a balance to credit of profit and loss account of £5391, reducing the debit balance by this amount. Since tho last annual meeting the liquidation of the company han mado further progress. Tho date of this year's meeting ha 3 been somewhat postponed, in the hope that the directors may be able to make a- satisfactory statement with regard to the negotiations still pending, alluded to in the circular dated December 1, 1910. All advices agree in describing the prcs-ent pastoral conditions in Australia as leaving nothing to bo desired.
Customs duties collected at the port of Wellington yesterday amounted to £1454 12s. 3d.
TKADE IN ALLEN STKEET. Oats are in excellent demand; A-gradc Gartons, 2s. 7d. per bushel, f.o.b. soutn; a.grade Sparrowbills, 2s. 6>d. Chaff.—Prime oaten slieaf is in good demand. Shipments of Victorian are coming forward regularly every week, thus preventing the market rising unduly. Ilay of choice quality meets with a good demand, whilst inferior is neglected.
Baled straw is in short supply, and the market, has advanced fully 7s. 6d. per ton during tho month. Partridge Peas.—Regular shipments are being made to the English market from the south. The current quotation is "Is. Cd. to 4s. Bd., ex store, Wellington.
Fowls' wheat continues firm, with . fair business doing at 3s. lid. to 4s. Id., ex store, Wellington. Pollard.—Regular weekly shipments aro now coming forward from Australia, and the quality is excellent. The demand for both Australian and New Zealand descriptions is good. Bran is without quotable change. Tho demand is good at £5 15s. per ton, ex store Wellington. Flour continues at £8 10e., f.o.b. south, less usual discounts.
Jiico Ileal.—The demand is improving, ifte current quotation being £5 10s. per ton, whilst rice flour ranges at £1 per ton dearer.
Potatoes.—Stocks have been reduced considerably. but there is no movement in value. Tho demand is good.
Onions.—Some samples forwarded from Victoria are opening up in a damp condition, and these have to bo quitted at auction at best prico obtainable. Prime, sound onions aro worth £4 10s. to £5 per ton.
Maizo is in strong demand at 3s. Id. to 3s. 2d. per bushel, ex store, Wellington.
Feed barley meets with poor inquiry at 3s. 3d., whilst Cape barley rules ai 3*s. 6d.
Butter.—Prime milled in bulk is realising lid. to Is. per lb. Tho market is bare of supplies.
Cheese is unchanged; best factory medium, 6d. to 61d„ loaf 6Jd. to 63d.
Eggs—Fresh continuo t,o command 2s. per dozen, whilst preserved are quoted at Is. 2d.
Bacon and Hame—The demand is fair', Sides, 7!Jd. jer lb.; rolls and hams, at BJd, Lard in bull: is making 7id. per lb., with potu a halfpenny higher. Poultry.—liens, 3s. tu 3s. 6d. per pair: cockcrcis, 3s. 9d. to 55.; ducks, 4s. 6d. to 65.; turkey gobblers, 7d. to fid. per lb. live weight, hens 6d. to 7d.
Vegetables.—Cabbages are in fair demand at 4s. to 7s. per sack, according to finality. Choice while nauUtlowcrs arc bringing Bs. to 10s„ good ss. to 7s. Gd. per sack; carrots and parsnips, 2s. 6d. to 6d„ marrows 3s. to 3s. 6d., pumpkins 3s. 6d. to 4b. 6d.
Fruit.—Tho Moeraki is due to-day from Sydney with the usual weekly shipment, of pineapples, mandarines, oranges anil passion fruit. Fairly heavy consignments of Port, Albert "Doughertys" arc coining to hand by mail almost dally, and realise from 6s. to 95,; choice Kelson SturmcrE.

The break in the weather has caused the markets to bo quieter than ever. There is nothing doing in the grain trade with farmers, and the rain is likely to affect the prico of both potatoes and chaff -in consequence of tho difficulty of delivery. For .chaff 925. is now being asked by some growers, and for potatoes 675. fid. to 70s. is boinc paid. The potatoes arc now practically all in pit, and a 6 those still *n tho ground may be affccted by the wet buyers will not care to handle them. Tho Southland crop lias also been pitted,, and | offerings arq therefore scarcer than they i have been since tho storm opened. j
