LAND AND PROPERTY VALUES.
AN AUCKLANDER'S .VIEWS. (DY TELEGRAM.—SPECIAL CORRESPONDENT.) ■ , Auckland, June 9/ Inquiries made-locally go to .show that there is no sign of .depression in either land or property values. "People Lave been talking a lot of the inducements offered by Queensland, and the opportunities afforded for the purchase of cheap land," said Mr. Jackson, a well-known agent, "but it is questionable if they can get land of the same value in any part of Australasia as cheaply as they can get it-in-the north of Auckland. Only three weeks ago we sold 10,000 acres in the northern AVairoa for just about half the sura land of a similar description could bs purchased in Queensland. Two other properties are now being negotiated for in tho same district by southern buyers. These properties will • carry two sheep to the acre, and tho run of 10,000 acres referred to was sold at £4 per acre freehold. The river flats on tliese areas when improved will easily winter a beast to the acre; in fact, in some cases they had no idea that wo possessed such .splendid sheep and fattening country in tho North. Southern buyers now realise that tho Auckland climate is worth,at least half a sheep more per acre, and altogether ths North is gaining a great reputation amongst those on tho lookout for good agricultural auo pastoral -land." "There has been no boom, and business is just as steady as can bo desired," addeo Mr. Jackson; "In fact-, land transactions io tho North arc on a much better footing that in tho South, and I . have never known t third mortgago on a property passing through our firm's hands. This is a healthy contrast to what so frequently occurs in tin South, where properties under boom conditions have been financed-right up to tho hilt. This time last year southerners were'coming North just touring round for pleasure, with a weathei--cyo open for business. Now they aro right hero with tho money to plump down for properties that meet with their approval. Any talk of a depression is to be ridiculed' and business was never bettor." '
