Property market

A 120 ha West Melton farm was passed in at auction earlier this month for $470,000.

It was then offered in five separate lots and, although they were also passed in, lots two and three were sold privately immediately after the auction. Negotiations for the remaining three sections — all comprising 8 ha — are under way, said the auctioneer, Mr R. L. Stark, of Wrightson Real Estate, Ltd. Lots two and three, which comprised 96 ha, contained all the improvements. These included a comfortable fourbedroom homestead with a self-contained granny flat adjacent, and outbuildings. The ground cover consisted of 36 ha in lucerne and eight ha in blackcurrants with the balance in pasture. The auction attracted “quite a crowd,” Mr Stark said.

A four-bedroomed brick house of historical interest at 82 The Esplanade, Sumner, was passed in for $124,000 when auctioned late last month.

The property, which has a G.V. (1979) of $33,000, was built in 1912 for a member of Parliament. It has carved kauri timbers, tiled fire surrounds and spacious rooms. The auctioneer, Mr N. Neumann, of Neumann Real Estate, said that about 130 people attended the auction and that a private sale was being negotiated. A two-bedroomed roughcast cottage at 39 Andover Street, Merivale, was passed in at auction last month but

sold immediately after for $32,500. The property, which includes a 304 sq. m section, has a G.V. (1980) of $16,500.

The auctioneer, Mr N. Neumann, said that about 40 people attended the auction. A 137 ha mixed grazing and fattening property in Oxford was passed in at auction on April 14 for $350,000 but was sold privately later that day.

The property, which has a G.V. . (1981) of $275,000, includes athree-bedroom weatherboard homestead, single man’s quarters, two haybarns and a two-stand woolshed. Situated on the flat beneath the foothills, the farm is sheltered and productive. It is divided into 27 paddocks and carries 2160 stock units. The auctioneer, Mr R. L. Stark, of Wrightson Real Estate, said that the sale attracted a large attendance. A glasshouse property and 5.5 ha in Hanmer Springs was sold at auction on April 15 for $135,000. The property, which includes a three-bedroom summerhill stone bungalow with air-conditioning in the lounge and master bedroom, has a G.V. (1980) of $60,000.

The land is divided into two well-fenced paddocks and a home block and was advertised as productive and suitable for a young couple or an active retired person. The sale attracted a good attendance, said the auctioneer, Mr W. W. Anderson of George Anderson Real Estate. ■
