Hot-bread shop application fails
An application to start a hot-bread shop at 456 Ferry Road has been refused by the Christchurch City Council. The shop Would have been near the Smith Street intersection, on the former Smith’s Nutty Crust bakery and office site. But a Christchurch City Council hearing committee said a “spot commercial zone” would be created by approving the application fqr an area which had some com? mercial uses, but all of them non-conforming and able, to remain only because of existing-use rights. To allow a new business would generate more traffic and [ might make such shops
more successful, while the district scheme’s intention was gradually to encourage them to move to more suitable sites. Derelict buildings now on the vacant site were "severely discouraging” residential development of land in the vicinity. Housing was injine with the area’s zoning. There was already too much traffic in Ferry’ Road, and a hot-bread shop would }U?t add to the problem. Council planners had told the hearing that a new commercial venture would only add to problems caused by haphazard development and traffic congestion.
