$16,000 paid for building A former shoe factory at 33 Elgin Street, Sydenham, sold for $16,000 at auction —almost $3OOO above its Government valuation of $13,150.

Bidding for the 3100 sq. ft', concrete building and its 11.5 perch section was brisk after the auctioneer (Mr D. Chapman), of Ford and Hadfield, Ltd, opened the sale at $12,000.

The building, which was sold on behalf of the estate of the late Mr A. W. F. Jones, has two offices, a cafeteria, four toilets, and a mezzanine

floor. The section has a frontage of 85.71 links.

A two-bedroom bungalow at 10 Conway Street, Spreydon, fetched $2OOO above its Government valuation when auctioned by Mr E. G. Keenan of Binns, Barber, and Keenan, Ltd.

The bungalow, which stands on a section of 453 perches, was sold for $6700. Its Government valuation is $4700.

However, a six-roomed house on 27.8 perches at 471 Worcester Street, failed to sell when offered at auction. The 30 persons present bid briskly, but would go no higher than $7350 and the property was passed in. The Government valuation is $5lOO. The auctioneer was Mr G. E. Whale, of Hutchinson White. Ltd.
