COMMITTEE SITS IN TAURANGA Transactions In Districts Details of Decisions Many property transactions in this district were the subject of applications to the South Auckland Land Sales Committee during a two-day sitting in Taurauga. The committee comprised Messrs H. 0. Mellsop and J. J. Shallue, with Mr J. B. Rowe as Crown representative. The selling price of £l3O for 1 rood 10 perches on the Judea Road was amended to £lls. The Crown valuation was £IOO. Mr J. Auld. who appeared in support of the application after Quoting locality sales, submitted that £lls was a fair value. The Crown representative offered no objection to the sale at £lls. Counsel said he was prepared to amend the price to £lls. Decision in respect of an application to sell a quarter-acre vacant section, with improvements, on the eastern side of Cameron Road for £ 500, was reserved. The Crown valuation was £ 375. Mr S. G. Willcock valued the section at £ 400 "or £ 430 with improvements. Mr Auld'supported the application. The committee also reserved its decision when considering an application to sell 3 7 perches and some fruit trees in Wrigley Street for £2OO, the Crown valuation for which was £l6O. Mr Willcock valued the section at £l6O and the fruit trees at £25, while the Crown valuer (Mr G. H. Webb) placed a value of £l5O on the section and £ 10 on the fruit trees. House Property Sold

ApproA r al to the sale of a section of 2 roods 1.1 perches and residence in Hunter Streefe at £ 2000 was sought, decision being reserved. The Crown valuation was £ 1703. Mr W. A. Carswell placed a replacement value of 2 6/6 a foot on the house, remarking that it was exceptionally well built. His total valuation, after an amendment, was £ 1902. Mr Webb, for the Crown, allowed a replacement value of 23/- a.foot. Mr Auld appeared for the vendor and Mr W. S. Holland for tbe purchaser.

Consent to the sale of 1 rood 13.6 perches on a street between Hunter and Wrigley Streets at the amended price of £l4O, which was also the Crown valuation, was given by the committee. The selling price was £l6O, counsel (Mr Auld) asking leave to amend this to £l4O.

The basic value of two fifth-acre sections on the Valley Road, Mount Maunganui, was fixed at the Crown valuation of £llO. The original selling price was £l5O. Mr L. D. Lees supported the application. The sale price of 2 roods 22 perches on the Whareroa sub-divis-ion was reduced from £ 230 to £135. Counsel (Mr Lees) explained that the application had been considered previously and he mentioned the circumstances. He agreed to amend the selling price to £l3 5, the Crown valuation, remarking that he thought the sale had collapsed since, “with old age.” Decision was reserved to inspect a vacant section of 1 rood 8 perches in Grace Street. The selling price was £ 300 and the Crown valuation £ 250, while Mr Willcock, for the vendor, valued the land at £ 300. Mr Auld supported the application. The committee fixed the basic value of 20.78 perches on Te Ngaio Street, Mount Maunganui, at £ 250. The original selling price was £ 300 and the Crown valuation £ 225. Mr J. W. Sycamore, a private valuer valued the section at £ 275. Mr Auld appeared in support of the application.

The committee agreed to the request by counsel (Mr Auld) that the selling price of £175 for a section of 20.59 perches on, Pitau Street Mount Maunganui be amended to the figure of £l5O, which was the Crown valuation. The basic value of a section of 3 2 perches fronting Cameron Road, in the vicinity of Wrigley Street, was fixed at £2OO. The selling price was £ 220 and the Crown valuation £2OO. Mr Auld supported the ap-

plication. The selling, price of 1 rood 7 perches on Wrigley Street West was amended from £285 to £250, the Crown valuation, on the application of Mr Lees, who supported the application. The committee fixed the basic value of a section of a quarter-acre on the corner of Tenth Avenue and St. John Street at £250, which was also the Crown valuation. The selling price was £ 300. Mr W. J. Kemble appeared in support of the application. Mr Willcock valued the section at £ 300. Decision was reserved to inspect a section of 3 2 perches on Edgcumbe Road, for which the selling price was £315 and the Crown valuation £ 200. Mr Kemble supported the application. The committee fixed the basic value of a dairy farm of 212 acres with buildings, on the Rangiuru Road, To Puke, at £5500, which did not include chattels. The selling price was £63 61, which included £IOO for chattels, while the Crown valuation was £ 5488. A private valuer allowed £5 783, but there were certain amendments to this figure. Mr L. E. Manning supported the application. Approval to the sale of three acres and a-half and a house on No. 1 Road. Te Puke, at £ 950 was given by the committee. The selling

price was £lO 50 and the crown valuation £ 925. Counsel for the vendor (Mr W..E. Hookey) said that vendor was willing to reduce the price to £9 50 and stated that he wished to amend the application accordingly. Mr Manning appeared for the purchaser. A decision fixing the basic value of 38 perches on Belvedere Road, Te Puke, at £ 75 was made by the committee. The selling price was £IOO and the Crown valuation £G 5. Counsel (Mr Hookey) in his opening remarks, said the position was that there were very few building sites available at Te Puke. Consent to the sate of approximately 29 acres on the *N T o. 2 Road, Te Puke at the selling price of £9 0 0 was given. The Crown valuation was £ 750. Mr Hookey supported the application. r rhe purchaser said in evidence that there was supposed to be a frost-free area in Te Puke and this area was included. He did not say that there were no frosts, but they were not severe. Pie mentioned the suitability of the land for citrus growing.

Decision was reserved when considering an application to sell about 100 acres on the No. 1 Road, Te Puke, for £1940. The Crown valuation was £ 1550. Mr Hookey supported the application. The committee approved the selling price of £l6O for a quarteracre section in Wrigley Street. The Crown valuation was £l4O. Mr Kemble appeared in support of the application. The basic value of a property, being a residence and one acre and a-half, at Gate Pa, was fixed at- £ 1350. The original selling price was £ 1000 and the Crown valuation £ 1346. 'Mr Kemble supported the application.
