AUCKLAND UNIVERSITY COLLEGE TENDERS are invited by the Auckland University College Council for the lease of a farm property near Whatawhata called Run No. 5 of the Parish of Karamu in one or two lots, comprising respectively approximately 502 acres and 108 acres for a period of 21 years with a right of renewal every 21 years thereafter in perpetuity. Tenderers are required to state the yearly rent which is offered for the first 10 years of the term. The rent for the remaining 11 years of such term and also the rent which is to be payable for each successive period of 21 years is to be ascertained and determined by valuation in accordance with the provisions of the Second Schedule to “The Public Bodies Leases Act, 1908” and all the provi- | sions set out in that Schedule shall be deemed to apply except that in making such valuation only the buildings and fences then on the land which have been erected by the Lessee shall be valued separately and another valuation shall be made of the fair annual ground rent of the land and improvements other than such buildings and fences. The larger area of the said land comprises some flat in grass. The Lessee is required to lay down 100 acres of such area in the best English grasses every 3 years until 300 acres have been so brought in. On the smaller area there are a small dwelling house, some shedding and some grass and rough feed. The Lessee is required to bring such land into good pasture within 3 years. The form of Lease and Conditions of tender may be inspected at the offices of the Council in Princes Street, Auckland, and also at the oflices of Messrs McMullin and Brown, Solicitors, Hamilton. The Lease will contain all such covenants and provisions as are usually inserted in leases of farm lands including a covenant by the Lessee to farm the demised lands in a husbandlike manner, not to assign or sublet without the Council's consent, to keep all buildings, erections and fences in repair, to keep down noxious weeds and to insure all buildings against damage by fire. All coal and other minerals are reserved to the Council together with the right for the Council, its tenants or appointees to enter upon the land to search for extract and carry away any such coal and other minerals and to lay tramways and construct roads across the demised land for such purpose. The highest or any tender will not necessarily be accepted. A form of tender can be obtained on application to the Registrar. Sealed tenders addressed to the Registrar of the Auckland University College, Princes Street, Auckland, and marked “ Tender for Lease ” will be received at the Council’s said office up to 4 p.m. on THURSDAY, the 3rd day of November, 1938.
