The land is situated on the banks of tho Waitotara Eiver, which is navigable for boats and canoea to the Block 40 miles from the Township. A largo sum has been expended in laying off, cutting tho centre lines, and pegging all roads to each section, and the Government owning the adjacent land are now surveying a road up the river bank, with a view to throwing open the whole of that part of the country for settlement. THE QUALITY OF SOIL Varies from medium to first class. Nearly the whole of the land is in bush, light and heavy, comprising rimu, iuaitai, pine.totora, and rata ; and sufficient totara is to be found on mo3t of the sections for fencing and building purposes. The various sections include flat, undulating, and hilly country. TITLE— LAND TRANSFER. TEEMS. The Proprietors, with a view to afford facilities to all classes of settlers, have decided upon offering this land to tho public on exceptionally easy terms. Every section has the upset price marked upon it, and which has been apportioned by skilled valuers according to locality,auality, and area at from 4s to 12s per acre. Payment will be as follows :— lO per cent, of tho purchase money on the fall of the hammer, the purchaser having the option of paying tho balance in a month, or allowing it to remain on mortgage for ten years, viz., 5 years at 6 per cent., and 5 years at 7 per cent., with this proviso, that either 5 per cent, of tho area purchased shall be cleared and grassed each year for the first 3 years, or, in the alternative, pay 10 per cent, off the balance of hia mortgage. Example :— A purchaser of Block 6 (713 acres) at 6s per acre, total cost say £214, ■nould pay down say £21, leaving £lll9 1 on mortgage, costing less than £12 per annum, and the option of for the first three years clearing and grasping 35 acres each year, or paying £19 per annum off his mortgage,thus offering special facilities to those who, having small capital and large families, desire to provide for their youthful sons permanent work, with a certainty of an ultimate competency.
