On MONDAY, 6th DECEMBER, 1880, At 2.30 p.m. T KENNEDY MACDONALD & CO. • are favoured with instructions from Henry Mace, Esq., who has determined to give up farming pursuits, to submit for positive sale by public auction as above, THE WHOLE OF THE WELL-KNOWN BAINESSE ESTATE, Comprising about One Thousand Eight Hundred Acres of the Finest Agricultural Land in the World, subdivided into farms suitable for all classes of settlers. The Property will be put up in the following order : — Lot 1. Section 1 of the sub-division of section ! No 337 (Native Reserve) on the J plan of the Township of Carnarvon, containing 118 alr 23p Lot 2. Section 2 of the sub-division of section No 337 (Native Reserve) as above, containing 119 a Lot 3. Section 3 of the sub-division of section No 337 (Native Reserve) as above, containing 118 a2r 25p Lot 4. Section 1 of the sub-division of section No 320, Township of Carnarvon, containing 506 a2r 35p, and being the celebrated Bainesse Homestead, with the splendid woolshed, stockyards, branding-yards, &c, thereon Lot 5. Section 2 of the sub-division of section No 320 as above, containing 521 lr 16p Lot 6. Section 1 of the sub-division of section No 319, Township of Carnarvon, containing 417 acres. The whole of the land, as detailed above, was originally heavy black swamp, but by an enormous expenditure of both money and time, it has been thoroughly and completely drained and sweetened, while the sowing of English grasses, and sub-division of the property into convenient size paddecks, has improved and beautified it so much that it now presents one of the finest pictures the eye of the farmer ever rested upon. It is in every sense of the word a grand and noble property, superior in all respects to any of the blocks in the far-famed Waimate Plains. The above properties are situated on the Main Road and Railway Line from Foxton to Wanganui, and present an unbroken frontage of about three miles between the Bth and 11th mile posts from Foxton. The Bainesse Railway Station is within a few yards of the homestead, in the centre of the property (close to where the late residence was burnt down) ; and there is no property in New Zealand more admirably adapted, from its position, for cheap and easy access to a seaport and market. It is an admitted fact by all persons conversant with farmingpursuitsthatthoroughly drained swamp land, such as that comprised in the Bainesse Estate, will produce a larger return for capital, in consequence of the enormous fertility of the soil, than any other, and that this is pre-eminently the case with the Bainesse land, will be admitted by all | the settlers in the Rangitikei and Manawatu Districts. It is, therefore, a property which j should be inspected by every man who de- : sires to secure a Farm which will not only produce him a living income, but with prudence render himself and family independent of the vicissitudes of fortune. In order to deal with the purchasers in the most fair and candid spirit, it has been determined to fix an upset price upon each lot, not as in any way representing their value, but to show the fact that the vendor will not either directly or indirectly make a bid, and that the bidder of the upset price may know that if there is no competition he may obtain the lot he seeks at the price now named. The upset price of the various Lots has been fixed as follows : — For Lots 1, 2, 3, 4, and 5, £5 per acre ; and for Lot 6, £4 per acre. As every acre of the property is worth at least £10, and some of it £20 per acre, it presents an unequalled opportunity for fair and honest purchase. The terms of sale have been fixed on the following liberal basis :— lO per cent deposit at sale, 10 per cent in one month, 30 per cent in three months, and the balance, being one-half of the purchase money, can remain on mortgage for three or five years bearing interest at the rate of 8 per cent per annum, or clear title will be given at once to cash purchasers.
