EAI-COXIBE & S HER WELL, have received instructions from tlio Directors of the Emigrant and Colonists' Aid Corporation to sell by Public. /Inotion, at Feilding, on WEDNESDAY, the 2fith MARCH, 1579, Fiv« Hundred Sections, comprising over 10,000 acres, being Village. Town, Suburban, and llural lands, in Sections varying from a Quarter-acre to iiOO Acres, thus offering opportunities for profitable investment to nlfClasses—to Tradesmen, to Laborers of every description, to farmers wishing to make homes in this prosperous settlement; and especially to Saw-millers and Bushmen desirous of reaping a golden harvest from tho Wanganni Timber Trade. Tho following are tho several Properties which will be offered for sale 1,-9000 acres Rural Land, in 41 sections, varying from f>o to 500 acres. This magnificent tract of country is tho pick of the Manchester Block. It lies all in tho Valley of the Orowa, is very level, is very well watered by several permanent creeks and by the Orowa River; yet no part of it io Hooded, nor has it an acre of swamp. It lies within 2} miles of Feilding, and within 2 miles of the railway. It is connected by a good metalled road running right through ir, with the town of Fielding and tho new town of "yishlmrst" on the Manawatu Gorge. Many of the sections are covered with very light bush, chiefly tarra; several, on the other hand arc very heavily timbered, with a large proportion of totara, and are as fine sawmill sites as could be desired. Except with regard to tho totara land, purchasers will have tho choice of taking up any of these lands on lease, with right of purchase, on very easy terras, if,—The Corporation portion of tho new town of " Ashurst," comprising 190 acres, divided iato 342 sections. Th::, ij a sister town to Feilding and Halcombo. The town itself and the country round is k'iiifr dealt with in the way of bona Jidt settlement- and roadmaking in precisely the fame way as Feilding and Halcombe. In vestors may therefore confidently look forward to a similar sue-ess to that which lias attended those who wvre so fortunate as to !c the first investors in those torn " /lsh--1 n 'it" is now connected with with Feilding by a a good metalled road running direct through tho Manchester Block. It is on the main coach road from Palmerston to Napier. Tho main railway line from Waneanui to Napier runs through tho heart of it. The traffic from a very large portion of the Manchester Block, and from nearly the whole of tho Wanganui Harbour Board Endowment Block, must converge upon this town, and meet the railway at this point, and as, in addition to tho road lines completed, other roads are now being rapidly opened in several directions from it," Ashhurst" m«6t be the central depot of an enormous timber tiado, there being more totara in its neighbourhood thuj anywhero else in the Manawatu. This town is the centre of the operations of tho Corporation now, and must continue to be so for the next three or four years. Independently of its importance as a convenient centre for a very large area of country, "jlshhurst," from its proximity to the Gorse and to the meeting of the waters of the l'ohanguia and Manawatu Rivers, is most interesting aud picturesque, and as has been frequently observed bvtravellers in the Napier coach when passing through," It scums specially designed by nature for tho site of an important town." lll.—Thirty Suburban Sections of Halcombo, comprising 389 acres, tho sections varying in Bize from 5 to 40 acres. This block of suburban sections has been
hitherto reserved from sale. It lies on the boundary of the town itself, within half a mile of the railway station, and is opened by a goodmetalled road running right through it. The whole of this block is covered with good timber, either for sawing splitting or for firewood;; ami as this is the nearest available bush to liangitikei and Wahganui the timber on these sections has a special val«c independently of the land, which both for position and quality can lmrdly be surpassed. These sections would be an admirable investment for any working man, IV. —The Corporation portion of the Town of Cheltenham, containing 89 town and 5 suburban sections. This is a reserved block on the Kimbolton Koad, on the boundaries of the Manchester and Kiwitca Blocks. It is about 8 miles from Feilding. The town sections mostly front on the Kimbolton Eoad, which is the main road from Feilding to the interior, and is made and metalled from Feilding through this town and some miles beyond, The town sections now offered are quite equal, if not not superior, in position to those which at tho aale of the other part of the town a week ago realised from £3O to £l2O tho quarteracre. On the suburban sections which lie aloug tho Kiwitea Stream are to be found some of the linest clumps of totara in the country. One large sawmill is now being iTfcted two miles north of this town, and Cheltenham must be the centre of a large timber trade, which the extension of the Kimbolton l!oad is rapidly developing. V.—The Village ofStamvay, The Village comprises 2-1 small sections. It is situated at the junction of the Stanway cud Mnkiuo roads, two of the main metalled roads ou the Manchester Block. The whole of the country round this village being occupied, an opportunity ia offered by the subdivision and tale of thia reserve for tho saw-mill or other laborers about to make a cdiivonient freehold for themselves, Tho land is clear of bush, and as the village of Stanway is at the juuetion of three metalled roads leading to Halcombe, Feilding, and Marton, it is a favorable situation for a store, a blacksmith's shop, a carpenter, and a few other tradesmen. Plans of tho several Blocks may be obtained from C. T. I'owles, Hunter-street, Wellington; or, if applied for by post or telegraph, to Messrs Halcombe and Siier. will, Feildiug, will bo forwarded by first post, free, to any part of the Colony. TERMS OF SALE. 1. Casii.—By which is meant a deposit of 10 pei cent, on fall of the hammer, the balance payable at any time within twelve monthß, and bearing interest meanwhile at 7 por oent,; but no interest will be charged if the balance is paid within six months. 2 Deferred Payment. =Most of the rural land, excepting some special timber blocks and some of the larger suburban blocks, may be taken up by the purchaser on doferrod payments, in the form of loase, with right to purchase. The terms will be 25 per cent, added to the price bid at auction, and payable on the 30th June, 1884, or at any previous time, and meanwhile hearing a rental at the rate of 5 per cent, on the purchase money, the rental being payable halfyearly in advance. For example: a block for which a cash price of £ 1 per acre is bid at auction, the deferred payment price will be £5 por acre, payable on 30th June, 1884 ; tho rental 5» per acre, of which 2s Cd must be paid at the fall of tjie hammer, All titles are under the Land Transfer Act, mid can he given within a week after the payment of the purchase money. Tho auctioneers can confidently recommend the above Lands, or any of them, as certain to be profitable investments. The character' of the Corporation colonising arrangements are now sufficiently well known to be a guarantee to purchasers that all the country in their neighborhood will be thoroughly opened by roads, and bona fide settlement promoted in every possible way.
