GREAT LAND SALE.

Rural, Suburban,. Town, and Village Lands, in the Feilding Settlement, Manchester Block, Manawatu.

MESSRS. HALCOMBE.& SHERWELL have received instructions from the Directors of the Emigrant and Colonists' Aid Corporation to sell by Public /luotibn, at Foilding, on . '

WEDNESDAY, the 26th MAJICIT. 1ST"!, Five Hundred Sections, comprising over 10,000 acres, being Village. Town, Suburban, and Bural lands, in Sections varying from a Quarter-acre to 509 Acres, thus offering opportunities for profitable investment to all Classes—to Tradesmen, to Laborers of every description, to farmers wishing to make homes in this prosperous settlement; and especially to Saw-millers and Bushmen desirous of reaping a golden harvest from the AVanganui Timber Trade.

The following are the several Properties which will he offered for sale 1.—9000 acres Bural Land, in 41 sections, varying from 50 to 500 acres, This magnificent tract of country is the pick of the Manchester Block. It lies all in the Valley of the Orowa, is very level, is very well watered by several permanent creeks and by the Orowa River; yet no part of it is flooded, nor lias it an acre of swamp. It lies within 2,J miles of Feilding, and within 2 miles of the railway. It is connected by a good metalled road running right through ir, with the town of Fielding and the new town of "/ish hurst" on the Manawatu Gorge. Many of the sections arc covered with very light bush, chiefly tawa; several, on the other hand arc very heavily timbered, with a large proportion of totara, and are as lino sawmill sites as could be desired. Except with regard to the totara land, purchasers will have the choice of taking up any of these lands on lease, with right nf purchase, on very easy terms, il.—The Corporation portion of the newtown of "Ashurst." comprising 190 acres, divided into 342 sections. This is a sister town to Feilding and Halcombe. The town itself and the country round is being dealt with in the way of bona fide settlement and roadmaking in precisely the same way as Feilding and Halcombe. Investors may therefore confidently look forward to a similar success to that which has attended those who were so fortunate as to be the first investors in those towns. " Jshhurst" is now connected with with Feilding by a a good metalled road running direct through tho Manchester Block. It is on tlio main coach road from I'almerston to Napier. The main railway line from Wanganui to Napier runs through tho heart of it. The traffic from a very large portion of the Manchester Block, and from nearly the whole of the Wanganui Harbour Board Endowment Block, must converge upon this town, and meet the railway at this point, and as, in addition to the road lines completed, other roads are now being rapidly opened in several directions from it," Ashhursfc" must he the central depot of an enormous timber tiade, there being more totara in its neighbourhood than anywliero else in the Manawatu, This' town is the centre of the operations of the Corporation now, and must continue to be so for the next three or four years. Independently of its importance as a convenient centre for a very large area of country, "dshluirst," from its proximity to the Gorge and to the meeting of the waters of tho Mangnia and Manawatu Rivers, is most interesting aud picturesque, and as lias been frequently observed by travellers in the Napier coach when passing through," It seems specially designed by nature for the site of an important town." Ill,—Thirty Suburban Sections of Halcombe, comprising 359 acres, the sections varying in size from 5 to 40

acres. This block of suburbau sections has been hitherto reserved from sale. It lies on the boundary of the town itself, within half a mile of the railway station, and is opened by a goodnietalled road running right through it. The whole of this block is covered with good timber, either for sawing splittiug or for firewood;; and as this is the nearest available bush to Rangitikci and Wahganui the timber on these sections has a special value independently of the land, which both for position and quality caiiAjtflv be surpassed. These sections would bo an admirable investment for any working man, IV.—The Corporation portion of the Town of Cheltenham, containing 89 town aud o suburban sections.

Tliis is a reserved block on the Kimbolton Road, on the boundaries of the Manchester and Kiwitea Blocks, It is about 8 miles from Feilding. The town sections mostly front on the Kimbolton Eoad, which istiiimain road fromJfcjklnjj to tlur inferior, and is made _—aifitlnetallcil from Feilding tlivon»h this town and some miles beyond. The town sections now offered are quite equal, if not not superior, in position to those which at the sale of the other part of the town a week ago realised from .€3O to £l2O the quarteracre. On the suburban sections which lie along the Kiwitea Stream are to he found some of the linesfc clumps of totara in the country. One large sawmill is now being erected two miles north of this town, and Choltciiham must be the centre of a large timber trade, which the extension of the Kinibolcon llosul is rapidly developing. V,—The Village ofStanway, The Village comprises 21 small sections. It is situated at the junction of the Stanway and Makino roads, two of the main metalled road;; on the Manchester Block. The whole of the country round this village being occupied, an opportunity is offered by the subdivision and sale of this reserve for the saw-mill or other laborers about to make a convenient freehold for themselves, The land is clear of bush, and as the village of Stanway is at the junction of three metalled roads leading to Halcombe, Feilding, and Marton, it is a favorable situation for a store, a blacksmith's shop, a carpenter, and a few other tradesmen, Plans of the several Blocks may be obtained from C. P. I'owiiiß, Hunter-street, Wellington ; or, if applied for by post or telegraph, to Messrs Hai.comjik and SnEit, wit,i,, Feilding, will be forwarded by first post, free, to any part ot the Colony. TERMS OF. SALE,

1. Cash.—By which-is meant a deposit of 10 pei cent, on fall of the hammer, the balance payable at any time within twelve months, and bearing interest meanwhile at 7 per cent.; but no interest will be charged if the balance is paid within six months. 2, DjiFEßnnn Payment. =Most of the rural land, excepting some special timber blocks and some of the hrjer suburban blocks, may be taken up by the purchaser on deferred payments, m the form of lease, with right to purchase. The terms will be 25 per cent, added to the price bid at auction, and payable on the ilOlh June, 1884, or at any previous time, and meanwhile bearing a rental at the rate of 5 per cent, on the purchase money, the rental being payable halfyearly in ailyancc, I'or example : a block for which a cash price of £ i per acre is bid at auction, the deferred payment price will bo £5 per acre, payable oil JiOtU June, 1884 ; the rental 5s per acre, of which 2s Gd must be paid at the fall of the hammer, All titles are under the Land Transfer Act, and can be given within a week after the payment of tliq purchase money. The auctioneers can confidently recommend the above panels, or any of them, as certain to be profitable investments. The character of the Corporation colonising arrangements are now sjuffieiently well known to be a guarantee ;o purchasers that all the country in their i eighborhood will be thoroughly opened by roads, and hona fuh settlement promoted in every possible way. The lands newly ope ued and offered for sale are quite 1 equal in j ositinn and quality to any other

part of ;the Feilding Block, and there can bo 110 reasonable doubt tiiat tlio saino rapid and -successful settlement will take .place on this .part. of. the Block as lias resulted from the Corporation operations at Feilding and Halcombe.

Efforts will be mada to arrange with the railway authorities for special facilities boing offered to purchasers from Wanganui and intermediate stations,on the day of Sale, - For the week before. the sale one or two conches will rim daily from Feilding to Ash. hurst by the new road, and erory facility will bo afforded to intending purchasers to visit ami inspect the Blocks, Foilding, 20th Feb, 1878.
