Rural, Suburban, Town, ami Village Lands, iiv tho Feilding Settlement, Manchester ' Block, Manawatu, MESSRS,'. lIALCOMBE & SHERWELL liave received instructions from the Directors of Die Emigrant and Colonists' Aid Corporation to sell by Public Auction, at Feilding, on WEDNESDAY, the 26th MARCH, 1879, five Hundred Sections, comprising over 10,000 acres, being Village. Town, SublU'ban, and liural lands, in Sections vary- ' ing from a Qnarter-acro to 800 Acres, thus offering opportunities for profitable investment to all Classes—to Tradesmen, to Laborers of ovcry description, to farmers wishing to niako homes in this prosperous settlement; and especially to Saw-millers and Bushmen desirous of reaping a golden harvest from tho Wanganui Timber Trade. The following are the soveral Properties which will be offered for sale 1.—9000 acres Rural Land, in 41 sections, varying from 50 to 500 acres. This magnificent tract of country is tho pick of the Manchester Block. It lies all in the Valley of the Orowa, is very level, is very well watered by several permanent crooks and by the Orowa Eivor; yet no part of it is flooded, nor Ims it an acre of swamp, It lies within 2,1 miles of Foilding, and within 2 miles of the railway. It is connected by a good metalled road running right through ir, with the town of Fielding and the new town of ".Mliurst" on tho Manawatu fiorgo. Many of the sections aro covered with very light bush, chiefly tawa; several, on tho other hand are very heavily timbered, witli a largo proportion of totara, and are as line sawmill sites as could be desired. Tho town itself and the country round is being dealt with in tho way of bona file settlement and roadmaking 111 precisely tho same'way as Feilding mid Halcombe. Investors may therefore confidently look forward to a similar success to that which'has attended those who were so fortunate as to bo the first investors in those towns. " ,/ishliurst" is now connected with with Feilding by 'a a good metalled road running direct through the Manchester Block. It is'on tho main coach road from Palmerston to Napier, Tho main railway line from Wanganui to Napier runs through the heart of it. Tho traffic from a very large portion of the Manchester ,Block, and from nearly the whole of tho Wanganui Harbour Board Endowment Block, must converge upon this town, and meet the railway at this'point, and as, in addition to the road lines completed, other roads are now being rapidly opened in several directions from it," Ashhurst" must he the central depot of an enormous timber tiade,. there being more totara in its neighbourhood than anywhere else in the Manawatu. This, town is the centre of tho operations of the Corporation now, and must continue to be iio for the next three or four years. Independently of its importance as a convenient centre for a very large' area of country, " ylshhurst," from its proximity to tho Gorge and to the meeting of the waters of the Pohanguia and Manawatu l'ivcrs, is most, interesting and picturesque, and as has bceu frequently observed by travellers in the Napier coach when passing through. " It seems specially designed by nature for the sito of an important town." lll.—Thirty Suburban Sections of Halcombe, comprising 389 acres, the sections varying in size from 5.t0 40. acres.

This block of suburban sections lias been hitherto reserved from sale. It lies on the boundary of the town itself, within half a mile of the railway station, ami is opened by a goodmetallcd road running right through it. The whole of this block is covered with good timber, cither for sawiii" splitting or for firewood;; and -na this is the nearest available bush to ltongitikei and Waliganui the timber on these sections has a special value, independently of the land, which, both for position and quality can hardly be surpassed. These sections would be an admirable investment for any working man, IV—The Corporation portion of the Town of Cheltenham, containing 89 town and 5 suburban sections. This is a reserved block on the Kimbolton Road, on the boundaries of the Manchester and Kiwitea Blocks. It is about 8 miles from Feilding, The town sections mostly front on the Kimbolton lioad, which is the main road from Feilding to the interior, and is made ami metalled from Feilding through .this town and some miles beyond. The town sections now offered are quite equal, if not not superior, in position to those which at tliesulo of the other part of the town a week ' ago realised from £3O to £l2O tho quarteracre. On the suburban sections which lie along tho Kiwitea Stream arc to be found some of the: finest clumps'of totara in the country. One-large sawmill is now being erected two miles north'of this town, and Cheltenham must be the centre of a large timber trade, which the oxtension of the Kimbolton Road is rapidly developing. V.—The Village ofStanway, The Village comprises 21 small sections. It is situated at the junction'of the Stanway and,Makino roads, two of the main metalled roads on the Manchester Block. The whole of the country round this village being occupied, an opportunity is offered by the subdivision and sale of this reserve for the saw-mill or other laborers about to make a convenient freehold for themselves. The land is clear of bush, and as the village of Stanway is at the junction of three metalled roads leading to Halcombe, Feilding, and Marton, it is o favorable situation' for a store, a blacksmith's shop, a carpenter, and a few other tradesmen, Plans of the several Blocks may be obtained from C. I'. Powus, Hunter-street, Wellington; or, if applied for by post or telegraph, to Messrs Halcombe and Sheb. will, Feilding, will be forwarded by first post, free, to any part of the Colony,

TERMS OF SALE, 1. Cash—By which is meant a deposit of 10 pei cent, oil fall of the hammer, the balance payable at any time within twelve months, and bearing interest meanwhile at 7 per cent. ; but 110 interest will be charged if the balance is paid within six months. 2. Deferred Payment.= Most of the rural land, excepting some special timber blocks and some of the larger suburban blocks, may be taken up by the purchaser on doferred payments, in the form of lease, with right to purchase. The towns will be 25 per cent, added to the price bid at auction, and payable on the 30th June, 1884, or at any previous time, and meanwhile bearing, a rental at the rate of 5 per cent, on the purchase money, the rental being payable halfyearly in advance. For examplo: a block for which a cash prico of £4 per acre is hid at auction, the deferred payment price will bo £5 per acre, payable on 30th June, 1884; the rental 5s per acre, of which 2s: fid must be paid at the fall of the hammer. All titles aro under the land Transfer Act, and can be given within a week after thepaymeut of the purchase money. The auctioneers can confidentlyrecommend the above Lands, or any of them, as certain to be profitable investments. The eharaeter of the Corporation colonising arrangements are now sufficiently well known to be a guarantee to purchasers that all the country in their neighborhood , will be thoroughly opened byroads, and bonajide settlement promoted in every possible way.
