R: MILLER received instructions from Messrs Rhodes and Shield (in consequence of approaching dissolution of partnership) to SELL BY PUBLIC AUCTION, At the CRITERION HOTEL, NAPIER, On THURSDAY, 9tii JANUARY, 1879, At 11 a.m. sharp, All that rich and beautifullycsitnated, really lirst-class Freehold Estate, known WAIKONINI, Situate on the Tutaeknri River, 24 miles from Napier by the Taradale Road, and 25 miles from Hastings. This Estate altogether comprises— ACRES RICH ARABLE _LJL ? / UU AND PASTURE LANDS. The whole fenced and sub-divided into blocks of various sizes as catalogued under, the large blocks containing paddock.*. of various sizfcs, the divisions have been made with great care and judgment, each containing a never-failing supply of water, and of easy dray access. This being part of the Tumimii Estate, was selected about four years ago by Mr Shield, who since the day it was acquired has unremittingly attended to its development, in which neither capital nor labor has been spared, and with surprisingly satisfactory results, the land, which was then’hmder strong fern, is now thoroughly broken in, and for the most part sown with choicest varieties of English grass seeds; a few paddocks have been ploughed, and now show crops of oats ami barley, while the bulk of the Estate is unquestionable lirst-class Wheat land. The character of the soil generally is rich deep loam on strong clay marl subsoil, limestone and papa formation, undulating downs and plains. Numerous creeks and tributaries afford abundant water in the driest seasons, and small clumps of natural | hush not only beautify the country, but , also yield abundant firewood ; there is | a good natural road to the Puketetere Forest, distant 10 miles. The earlier broken land will now winter a minimum of three sheep per acre. The whole estate should do this within two more years were grass alone depended upon, but with the ai<l of mangolds or rape, for. which the soil lias proved to be admirably adapted, many more could be carried. Block 1 contains 450 acres sown with grass seeds - 2 contains 470 acres ~ ~ i> contains 210 acres ~ ~ 4 contains 1150 acres ~ „ 5 contains 1700 acres; on this block is situated the outstation, with sheep yard-, cultivation and grass paddocks Block G contains 400 acres sown witli grass seeds Block 7 contains 800 acres ~ ~ Block 8 contains 1900 acres „ „ Block 9 contains 1700 acres „ ~ Block 10 contains 2800 acres; on tiiis block iv situat ’d the Dwelling-house, Garden, Orchard, Ollices, Stahl s, Huts, Blacksmith’s Shop, Wool-shed, Yards and numerous Paddocks, also considerable belts of plantation and forest trees. The larger blocks could be divided, if .'o or more buyers, Block Block Block but the present arrangement of area lias been made with a view to satisfy the requirements of all classes. The dividing fences arc most substantial, and all in excellent order, the roads are good, and there is no engineering difficulty whatever in forming a branch railway. The climate of this part is most enjoyuble<* it has eveiv advantage of locality laying about cqui-distant from the Rualiine Ranges on the west, and the sea coast on the east ; it is indeed not only one of the most beautifully situated, but also for soil of the choicest in the Northern Island, ami only under peculiar circumstances is thus placed in the market. Terms very liberal, viz.:— Ten per cent, cash, ten per cent, in 6 months, live per cent, in 12 mouths, and live per cent, in 24 months, balance in three equal instalments in .4, 5, and 7 years, bearing interest at the rate of seven per cent, per annum. Immediately after the sale of the property, the stock, consisting of 12,000 Long wool Sheep, 100 Cattle, 140 Horses, Crops, cither standing or in stack, Drays, Ploughs, Harrows, Blacksmith’s Forge and Tools, Horsepower (Jim if Cutter, and other plant, will be offered in lots to suit purchasers.
