NJOTICE IS HEREBY GIVEN that ' the Timaru Harbour Board will offer for Sale at NOON on TUESDAY, 29th April, 1930. at the Canterbury ' Farmers’ Co-operative Association, Ltd., Salerooms, Strathallan Street, Timaru, for a period of Twenty-one years the following lease on the Foreshore of the Breakwater, Timaru. with or without a Railway Siding, as shown on the Timaru Harbour Board Sections Plan. Section No. 19, Frontage 66 feet, Depth 132 feet. Section part 20, Frontage 441 feet, Depth 132 feet. The Lease of Sections No. 19 and part 20 commences on Ist May, 1930, and the reserved rental has been fixed at Twenty (20) shillings per foot frontage per annum. The Lessee shall have the right to remove all buildings on the land at the termination of the Lease, or alternatively the Lessee shall have the right of renewal of the Lease for a further term of Twenty--1 one years, on the same terms and | conditions, save as to the right of renewal and rental, which last shall be j determined by valuation. If the new ! incoming tenant is a person or corporation other than the present Lessee, such incoming tenant shall pay the outgoing tenant the value of the buildings at present on the land. The Lease shall contain the following covenants;— (1) To pay rent, rates, insurance and all other charges and outgoings. (2) Not to assign.

(3) To keep all By-Laws and Regulations of the Timaru Harbour Board, and Timaru Borough Council. (4) If a siding is included in the Lease, Lessee to pay moneys expended by the Board for maintenance, repairs or renewal of railway sidings, and the Annual sum of Twenty-five pounds (£25) or such other sum as may be fixed under any agreement between the Board and the New Zealand Government Railway Department. The Board guarantees to work siding during term of lease should Railway Department refuse or neglect to do so. The Board shall have power to reenter on non-payment of rent or bleach of covenant. The Lessee shall state the purposes for which leasehold is required and premises shall not be used for any other purpose without the consent df the Board. No noxious or offensive trade will be permitted to be carried on or dangerous or offensive material stored on premises without the written consent of the Board. The Lesse will be required to sign a Lease embodying the conditions stated in the Conditions of Sale and such other covenants, conditions and provisions as may be reasonably required by the Board's Solicitors. The successful bidder shall immediately after the Auction pay at per foot frontage a deposit (in Cash or by Bank Draft or Banker's Cheque) equal to a half year’s rent.
