McLEOD, J* LAND AND ESTATE AGENT, GERALDINE. • In many cases a great deal of petrol is burnt uselessly in running farm buyers to properties, the values of which are made hopelessly high. The adverse effect of absurdly high prices during the boom is wearing off, and genuine sellers know that they must take market value, i.e., productive value, if they wish to sell. There are as many good farm buyers about as before, and they are ready to buy in at value; the bona fide farm seller is aware of this, and he has reduced his price accordingly. Here is a farm which is value at to-day’s prices for meat, wool, produce and money; the owner Is out to sell, and has steadily reduced his price to a figure at which the property must sell;—■ 800 ACRES FREEHOLD, and a property which has been well farmed for 13 years by one of the best farmers in South Canterbury. NOTE: (1) Good quality land in splendid heart; easy downs and flat, well watered and well fenced. (2) Carrying 1000 ewes, and fattens additional lambs, with at present 120 acres of crop. (3) For thirteen seasons this farm has grown from 40 to 47 bushels of wheat to the acre. (4) A very good steading planted with well-grown English and timber trees; men’s cottage, woolshed, sheep dip, etc. (5) Eight miles from township, rail and good market; school 1J miles. , (6) PRICE £l4/10/- per acre, reasonable terms and mortgage at. 63 per cent. A reasonably priced, sound, healthy farm, which grows good bone and wool, and excellent wheat. Clean and in good heart. J. M. C. McLEOD, Real Estate Agent & Sharebroker GERALDINE.
