WILSON, TATNE AND CO* have been instructed to offer for 6ale by public competition within Seehof 's Hall, Otautan, on TUESDAY, JANUABI 13th, 1885, At two o'clock, afternoon, A Number op Valuable Sections in the TOWNSHIP OF WAICOLA JUNCTION, Situated at the junction of theJOfcautau and Nightcaps Bailway with the Waian Bailway. From its position it is bound to become the business centre, not only of the fertile settled districts in its immediate vicinity, bnt aIEO of the districts to the north and west. When the latter is fully opened up by the comple* tion of the Waiau Bailway, the resources of a magnificent country, watered by the Waiau River, abounding in timber and limestone, with a large area of agricultural land, will be developed, a large portion of the local traffic of which must be centred in the proposed township. From indications recently discovered in the West Coast Banges beyond the Waiau Valley there is reason to believe in the existence of rich lodes of copper and other minerals, the only approach to which will be by Waicola Junction. It is no flight . of fancy to look forward a few years and to see a large mining population in that quarter, whose supplies will be drawn from the traders in tbe township. Prudent men will look ahead and secure a section or two when they can be had for a mere trifle. Attention is speo : ally drawn to a peculiar feature in. the present sale. Working men are often settled on a township section without occupation for their 6pare time, and without the opportunity of adding to their income by keeping a cow, or poultry, or bees, or a few pigs, or by having a few fruit trees. Mr Alfred Wallace, the eminent naturalist and social reformer, depicts the evil of such a state of things in the following words :— " They (working men) have do means of productive home industry ; they have no lands, gardens, or domestic animals, the produce of which might snpport them till fresh work could be obtained. If they have any savings these are soon spert, and they then inevitably fall into pauperism." He afterwards suggests as tbe remedy for this abnormal condition that every Laborer should have Freedon to Enjoy and Cultivate a Portion c£ the Soil. He aleo sajs, ♦• tbe most important of all classes of laborers are those who occupy and cultivate their own land. ' The township, in accordance with these views, has been laid out as a VILLAGE SETTLEMENT, and comprehends 177 sectionf, varying in extent from a quarter of an acre to ten acreg. A quarter-acre section has been reserved as a site for a Public Schcol, and immediately opposite a five-acre section has been xeserved for a Recreation Ground, which will be vested in trustees. A reserve of three acres, contiguous to th« railway, has also bepn made for a STOCK AND SALE YARD, wbe c monthly eales of Stock and Produce can be can ied on. Tbe sections will be offered at the following Low Upset Price*, and such fiasy Terms of Payment will be given as to bring them within the reach of any industrious man, viz : — 49 sec* ions, quarter-acre, more or less, at £10 18 do half do do £15 55 do one do do £20 27 do five do do £50 28 do ten do do £80 Tbe terms of payment will be as follows:— 10 per cent, cash 10 per cent. 30 month* 10 do 6 months 10 do 36 do 10 do 12 do 10 do 42 do 10 do 18 do 10 do 48 do 10 do 24 do 10 do 64 do with interest at 5 per cent, added, with power to the purchaser to pay the balance due at any titoe, and receive a Conveyance made by the Vendor's solicitor at tbe purchaser's cost. TITLE GUARANTEED UNDEB THE LAND TBANSFSR ACT. The rapid extension of Gore and the progress of Thornbury Junction prove the value of sections situated at a junction, There it also a good prospect for employment of labor in" the disfrictas.it gets fully settled. The' promoters of the Waiau Bailway have now concluded a supplementary agreement with the Government, placing the undertaking in a satisfactory position. It is expected tbe wo*ks will be immediately vigorously prosecuted. . .
