Particulars OF Wharehou The well-known .Properly of . Colonel Winter, Offered for Private Sale by Situation: IN UPPER STOUT STREET. Less than three miles from Gisborne Post Office, within a few hundred yards of Mangapapa Store, the regular motor 'bus service and school ; below Lytton Road ; a few minutes from future tram service. Area : Ten Acres, With 10 chains Road Frontage aud 5 ohaina Frontage to River. Description : The land consists of two terraces, the top one of about 6 acres, on which the residence is built, being always dry in the twetteet season, and ideal building land ; the lower part of 4 acres is the very richest black soil in Poverty Bay ; one acre of this is under lucerne, giving plenty of feed in dry years ; nearly an a.cre in orchard, 7-year-old trees; and vegetable garden ; the rest being under grass. A feature of the property is the magnificent pine belt, which, with finelygrown hedges and shade trees, provide shelter from winds, and an ample supply of firewood. The orchard is drained to the river by underground pipes, which a]so carry away surplus surface .water and septic tank overflow. The Residence is a handsome two-storeyed dwelling, constructed of heart of rimu from the Hawke's Bay hills, designed by Natusch, architect, and erected by Glendinning, of Palmerston North. It is perfectly sound and in first-class order, being only 10 years old, contains 9 main rooms — 6 bedrooms, in three of which are fireplaces and all fitted with large built-in wardrobes, dining-room, 26 x 16 feet, drawing-room, both connected with wide hall by sliding doors, which enab!e the whole to be thrown into one ; hall with handsome staircase • kitchen with range, supplying hot water to both storeys; other interior conveniences being linen presses, large pantries, scullery and maids' cupboard, w.c. connected with septic tank, new acetylene gas generator. There are also two motor and buggy sheds, with brick floors, 4-stall stable, cowshed, hay shed, fowl houses and rune; in fact, every possible convenience. Tlie dwelling is insured for £1500 and the outbuildings for £100. To erect them today would cost probably £3500. The Water Supply is especially good, there being two 2500---gallon tanks, a 1300-gallon cistern. 400, 600, 800-gallon tanks *. a total rain-water supply of 8100 gallons. There is also a windmill that . through a 600-gallon tank supplies the septic tank service and also the stock and garden with spring <watcr. The Price is Only £4750. It was £5250, but aa Colonel Winter is not now able to look after the place as it requires, he reduced the . figure for a quick sale. Terms arranged to suit. When it is considered that the average Erice of sections in the immediate neighorhood is £150 per quarter-acre, or JB6OO per acre, it will be e'een that tliis place is exceptionally cheap at £450 an j acre, with about £3000 worth of improvements thrown in. As a home for a retired sheepfarmer there is no better propertv in JPoverty Bay ; lie can keep a couple of cows, a horse or two, and a few killers for his own house use, while living in a private and picturesque spot — for the residence commands a lovely view, being handy to town and' school and to the amenities of civilisation, whioh years of work in the back-blocks entitle him to. But if buying as a speculation be any consideration, there is good prospective value here, for the trams must eventually go across Lytton Road and pass within a few hundred yards of this property, which, would then cut up to advantage. Meanwhile, it is an ideal home. A caud to view can be had from — G. C. BLOORE.
