LEASE OF GISBORNE HARBOR BOARD PROPERTY. rfTENDEHS are called for by the GisX borne Harbor Board for the Lease of all those . pieces of Laud, containing by admeasuremenit m the aggregate 3a 3r 4p. being portions oi Blocks Noe. 845 and 845 A, part of Kaiti No. 1 (fronting the Turajiganui River), comprised m Memoranda, of Leases Nos. 2664, 2952, and 2755, which property is 1 at present m the occupation of The Gisborne Sheepfarmers' Frozen Meat Company, Limited, and used by it as Freezing Works and incidental thereto. The said .Company has the right of paying the rental offered by the highest tenderer, and thus securing the Lease of the premises or of exercising its right, under the resisting Leases, of a renewal thereof for twenty-one years, andi if another alternative, is adopted the successful tenderer must pay futll value of the improvements upon the property to the Board before obtaining possession of the land offered for lease. Such valuation to be arrived at mi the manner provided by tho Conditions of Tender. Tenders must be accompanied by haJfvear's rent, "which will be forfeited if Lease not executed and carried- out. The minimum rent to be offered is £1000 per annum, and the highest or any tendier will not necessarily be accepted. The Lease will contain all reasonable and usual covenants and conditions to tho approval of the Lessors* Solicitors And (inter alia) — < (a) The Lessee must pay all rates. (b) Tho Lessee must insure against ' . loss by fire m. the name of the Lessor to tho extent of £10,000 at the least. (c) The Lessee must keep and at tho expiration deliver up all buildings and improvements m. good order, fair wear and tear and inevitable accident exeepted. (d) Tho Lessee must not commit nuisances and must provide outlets for drainage. (c) Tho' Lessor to- have the right to resume part of the land on payjnent of limited' compensation. (f) A right m the Lessor to re-enter if rent m arcc-or for one month or on breach of any covenant or condition. (g) A provision for the offer of a new lease every 21 years, loaded with improvements, to be paid to thto outgoing tenant, /with a provision that tho minimum rent shall never be less than tho rent paid during the term immediately preceding. Such renewed' lease to be offered under the--' provisions contained m the Second Schedule of "The Public Bodies' Leases Act, 1908."
