MODEL DWELLING GIFT.

LONDON, March 15. It is understood that the trustees of the Sutton bequest, by which about two millions were left for the foundation of model dwellings, are about to commence operations by building some blocks of dwellings m London.

Mr William Richard Sutton, carrier, of Sunneydene, Sydenham Hill, and of Golden-lane, died on May 20, "1900. V.k estate, first valued at £8673, was resworn m 1902 at £2,095,850, and he lett the ultimate residue of almost the whole of it upon trusts to found "Sutton Model Dwellings" m any part of the country, with the condition that, although ea .h tenant shall pay some rent, no tenait shall be charged full rent. The discretion left to the trustees is m some respects wide, but as to the rout they are, of course, bound by the trust deep, and may, perhaps, find some little difficulty m determining what is the huj rent which the tenants may not pay. The intention was presumably that the income of the property should not yieid a large return upon* the capital; but, on the other hand, "there seems no reason why the rent-charge should not bring some interest on the outlay, and thus provide further capital for the scheme.
