MILLER • has received instructions from Messrs R, H. Rhodes and .Co., of Rissington, to lay out into convenient farms, and Bell by auction ! on Thursday, 13th April nexb, 55 000 Acres of that Estate, being the "» portion nearest to Napier— care being taken that all existing buildings, fences, and improvements thereon bo made available, and that each block be well watered and of easy acoess, and taking advantage of natural features and boundaries, to include low lands and downs, soas to give each individual property every advantage to the pmohaßer. The fencing is all thoroughly substantial, aud theYe are over 3000 acres ploughed ou various parts of the portion to bo sold. All has been sown with the ex. ception of a few smaller blocks, which will be ready for Bowing this season. The ]l.esington homestead block has many valuable improvements, cultivationpaddocks, &c, a capital country seat, besides containing Mount M'Neill, oue of the best grazing hills in Hawke's Bay. Mount Cameron is equally wellknown, being another block. The Ardluase Downs are all fit for the Slough. Gentle Annie and Smithfield )owns blocks contain also a large extent of lauda ploughed and laid down iii grass, but it ia not within the limit of an advertisement to describe each of the blocks that will be sold. The " cutting- up "of this estate will bo of immense advantage to this district, the present owners having consented to thia course as a step toward realising on the whole of thia magnificent properly, rendered necessary by the death of one of the partners. Although Rißsington Estate is so well known locally it is not out of place to state that it commences about 18 miles west from Napier. The lands, though varied in feature, are rich and on limestone formation, abundantly watered by springs and ever running streams. The whole freehold comprises about 74,000 acres, on which, though large suma hayja been expended in improvements, instructions are to put Buch a very moderate reserve on the por. tions offered (which include the largest improved lands) as must ensure sale. There are abont 800 cattle and 80,000 sheep now remaining on the estate (a large draft of fat wedders having bßen sold), the groater'portion of which will be sold after the land Bale, and will enable buyers to Btock readily. Of the wool Messrs Balrae and Co., brokers, London, report under date, 6th September, 1881 :— " We are glad to be able to speak in terms of unqualified praise." There i 3 a considerable extent of land fit for the plough, which will grow wheat, oats, and barlay of the finest quality. Hawke's Bay wheat and barley is oonnidered by millers equal to Adelaide grain. A distriot branch railway line has for some time heen contemplated, from the trunk line □ear Pokowhai to Woodthorpo, a diatanoe of about 15 miles. Woodthorpe is opposite the eastern extremity of the estate. From thence to Pnkititrl Bush there is a good road laid off, and £400 lately voted to complete this route to the Government reserve, containing a large supply of the finest timber in the Colony — totara, rimu, matai, &c. Terms : Upset price from £1 10s to £5 per acre, the latter for the home station block only. 10 per cent, deposit. 15 per cent, in one month. 25 par cent, in two year?, at 6 per cent, ptr annum.
