MILLER • has received instructions from Messrs R, H. Rhodes and Co., of Risslngton, to lay out into convenient farms, and sell by auction in March next, about 40 000 ACRES of that Estate, being * u » uuu the portion nearest to Napier, : oare being taken that all existing buildings, fences, and improvements 1 thereon be made available, and that ', each block be well watered and of easy I access, and taking advantage of natural ' features and boundaries, to inolude low lands and downs so as to give eaoh , individual property every advantage 1 to the purchaser. > The fencing is all thoroughly substantial, i and there are over 3000 acres ploughed on 1 various parts of the portion to be sold. All has been sown with the exception of a few smaller blocks, which will be ready for sowing - this season. ' The Rissington homestead blook has many 1 valuable improvements, cultivation paddocks, &c, a capital country seat, besides containing Mount M'Neill, one of the best grazing hilla in Hawke's Bay. Mount Cameron is equally well known, being another block. The Ard1 luese Downs are all fit for the plough. Gentle Annie and Smithfield Downs blocks contain also a large extent of lands ploughed and laid down in grass, but it is not within the limit of an advertisement to describe eaoh of the blocks that will be sold , The "cutting up" of this estate will be of r immense advantage to this district, the present owners having consented to this course as a step toward realising on the whole of this magnificent property, rendered necessary by i the death of one of the partners. ! A survey of the lands to obtain the Mreage - of eaoh blook will be made and plans issued as soon as this work is completed. A district branch railway line has for some time been contemplated from the trunk line near Fakowhai to Woodthorpe. a distance of about 15 miles. Woodthorpe is opposite the eastern extremity of the estate ; from thence to Pukititrißush there is a good road laid off, and £400 lately voted to complete this route to the Government reserve, containing a large supply of the finest timber in the colony— totara, pines, &c ■ TERMS: Ten per cent deposit, Fifteen per cent, in one month.
