PROPOSED CO-OPERATIVE SETTLEMENT.
I 9 '' A movement is in contemplation to create a i special settlement in the Bay of Plenty district* Auckland, a short distance from the Ohiwa Harbour, on a part of the land confiscated from Te Kooti. The chief settlement will be on the Waimnna River. The land is said to be of a deep rich alluvial nature, while the climate is superb. The price of the land ranges from 10s to 12* 6d per acre, on term? as desirable. Mr Thomas Allan, nurseryman, of Forbury road, has taken the matter iv hand. He thinks the first settlement should number from 25 to 30 families, with 250 to 500 acres each (more or lees). It is to be on "independent co-operstive lines," iti so f*r as (1) cooperative ,'purchase of such requirements as implements., tools, seeds, horses, &c, thus enabling a. larger variety and supply to be obtained for the settlement; (2) co-opera-tion in assisting each settler to etirt off with his holding ; (3) co-operative stores where each settler secures his requirements at coat price ; and (4) co-operation in the selling of all produce so as to secure the best market, each settler, however, receiving full returns for his own goodo. Mr Allan informs us that his desire is to run the settlement ou entirely independent linns, no fawning or cringing to the Government or anybody else for any little assistance further than that the settlement get good roads to the harbour, which is distant some threo or lour miles. He also informs ua that he at uuce intends to assist and teach eack settler to produce onions, potatoes, houey, aud fruit of every description, being careful to select and grow only such fruit as will be moat; I useful for cauuiug and keeping for export. All i kinds of fruits grow and ripen in the climate, I including oranges, lemous, hsfs, grapeß, plums, pears, loquata, and all small fruits. Maize aud wheat ripen in splendid order. Of course, a dairy factory would soon follow.
