AREA OF AGRICULTURAL LAND OPEN FOR SALE IN SOUTHLAND. 80,015 acres 35,000 acres UnderDefehred Payments For Direct Purchase Land coveied with Bush, which, when cleared, is of superior quality for Agriculture ... 300,000 acres The price of deferred payment land is 25s and 30s an acre. The land is from 20 mile* north to 16 milos south of the latitude of tha mouth of the Taieri River, and is all from 2 to 38 miies to the northward of the Clutlia River at its month, Invercargill being 3 miles due south of the latitude of the C.utha, the average height above the sea level being 250 feet. The average quality of the soil is equal to any in the Australasian Colonies, and from climatic influences is capable of growing not merely excellent wheat, but first-class oats and barley, and is . peculiarly adapted for raising turnips and artificial grasses, thereby enabling the farmer to k«:ep his laud in perfect heart by a rotation of cropping; manure his land by feeding off bis green crops with sheep and cattle, and ka p him independent of a bad market for any particular cereal. A'l over the district there is firstclass limestone cropping out to fertilise the land when it may require it. _ of large extent are scattered over it, providing timbers for building and fencing, and coal (lignite and the best brown coals) for fuel everywhere obtainable. The district is further intersected by railways, which open up the great valleys of Aparima, Oreti, and Mataura Rivers ; while a loop line from the Invercargill to Kingston Railway at Lumsdem runs through the Waimea Plains and joins the Invercargill to Dunedin main line at Gore, and a line through the Forest Hill District will be constructed shortly. Thus carriage of produce to the seaboard or market is easy and cheap from any part of it ; and timber, lime, and coal, can be distributed all over the country at a minimum cost. The average yield oc cereals per acre, taken frcn the statistics of the Colony for the years 1873 to 1878, as oompared with Canterbury, are as follow ° A 4 « H 4 •+!■ -£< « o cc h o 55 ©4 ©1 CO CO CO CO I » g s 6-° tt'd'S'C <3 a Is a S ° O <3 O ** • 3 » a 5 eS 2 o- 3 SH *+f r— co o o ci IN no) IM H-r H-# *+# -a o •<? « of cj ct w eo c* c< j? £ s c o a T« W « ■«! « o Ci 53 S5 £• ci c< co eo to co CQ K& rn iH -W # h n » o no 3 c* c» c« eon to (O O CD CC t- t- t 00 CO O0 CO 00 00 The subjoined tables givo the aver*g? temperature at Invercargill, Dnnedin, and Christchurch, the commercial centres of the districts. It may be remarked that Invercargill being situated close to Foveaux Straits is exposed to more rainfalland suddenohauges than the interior of the district, only seven i miles due north, where the climate is both drier and warmer, Lut along the whole seaboard the land is extremely fertile, and much prized for grass and root crops. The experience of the last few years leads to the conviction that for all-round agriculture the J supply of r*in by no means exceeds the requirements of the land. This year the thermometer at Invercargill has averaged higher than any pert of tbe Middle Island, and most parts of the NoTth Island, while there has been very considerably less rainfall than in any part of the Colony. avehage temperature.
