GREAT UNRESERVED LAND SALE. 2373 ACRES SPLENDID LAND ON DEFERRED PAYMENTS, IK FARMS OF 70 TO 200 ACRES EACH. 400 Acres Ploughed and ready for Sowing. j M'LANDRESS, HEPBURN, AND CO. have received instructions to Bell by auction, at thoir Rooms, Manse-street, Dunedin, on Wednesday, August 14, at 2 o'clock— CRICHTON PAKK DOWNS, Being the original selection of Professor Black, carefully chosen by him for its richness of soil, in the Waikaka and Waipahee Districts. Crichton Park is situated in the very midst of the finest grain and root-growing district in Ofcago, and free from swamp. At the same time it is watered by running streams and springs. The streams command excellent sites for flour mills. The noil is composed of rich chocolate loam of great depth. The natural grass is white silver}' tussocks. Tho whole of the property has a northern a»pect, rich undulating downs, warm, au-i well isheltf-red for stock, and every section pioughahle. Those who have visited tho Property declare it to be the richest soil to be found in the whole district It is surrounded by a most substantial ring-fence of ditch and wire, 12 miles, S of which is sown with gorse. Special notice is drawn to sections 18 and part of 15 ploughed, part of 15 and 14 in turnips, in block VI., Waikaka, consisting of say 400 acres, which has been well manured by sheep, and is now in fine cropping order. In subdividing the property, care has been taken to reserve good roads to each farm one chain wide, and where required culverts erected. Looking at recent Government land sales where land brought from £8 to £l7 per acre, and the rapid advance in the price of land in the northern portions of Otago, and the comparatively little attention that has yet been given to the southern part of the Province, these circumstances, coupled with the remarkable fertility of the soil and the advantageous situation of CRICHTON PARK DOWNS, all combine to make this property one of the choicest and most desirable in which farmers can select, or investors speculate. The property now offered to the public has the advantage of the Southern Trunk Line passing through it, with the Pukurua station within half a mite, and Otaria ten chains ; it lies within 8 miles of Gore, and 4 from Waipahee stations, thus giving great facilities for commanding the Dunedin, Invercar* gill, and Bluff maiket*. Intending purchasers are warmly invited to inspect the land. Mr. Charles Gardner (late tenant of the property, residing at the Pukurua Railway Station) will show parties over, and afford them every information. Terms will be exceedingly liberal, viz.:— I One-fourth cash, the balance in equal halfyearly acceptances extending over four years, with interest at the rate of S per cent, per annum.
