LAND FOR SALE. McLAUCHLAN AMD CO M REAL ESTATE AGENTS. WAIRAU PLAINS, MARLBOROUGH. *B3E well advised, and at least come | over to Blenheim before settling ■ elsewhere; you will not be disappointed as you cannot find a bettor district where living is cheaper and CLIMATE UNSURPASSED in every way. Beautiful sunny days; no very hot or cold winds, as the plain proper is sheltered by hills. SOIL U N EQUALLED, as Marlborough holds the record for large yields of grain year in, year out, and the barley and wool grown has taken first prizes throughout the world, FUTURE PROSPECTS are absolutely unlimited, as the district has all its future before it in every way, as many great improvements are to toko place shortly. GREATEST OF ALL is going to be the throwing open of the largo sheep runs, which, will not only double Blenheim’s population but will treble the exports and lead of new industries. N.Z. DEFENCE SCHEME IS URGENT AND NECESSARY, but more 'urgent and necessary is the opening up of the land for the people, as close to the town there are hundreds of thousands of acres held by a few ownerg, and one estate alone holds -60,000 acres and commands both sides of a level metalled road for I*l miles, NO WONDER you never heard of Blenheim before, but yet yon must admit if Blenheim and district has prospered like it has done_ in the past, that it is the best town ’n New Zealand to buy land in, as without a doubt these largo estates must be opened to settlement. ONE LARGE ESTATE is already being subdivided, and others are going to follow. A MONSTER PETITION is being circulated to get the Government to buy another consisting of over 100,000 acres. Already 3500 signatures have been obtained locally. This is only a start, as every block has hundreds walking for it, eo many will be disappointed. BLENHEIM AND DISTRICT WILL BOOM, and very shortly too, as in what other town in New Zealand of the same situation and only half the prospects can you buy a quarter-acre for .£75 in the Borough, or 10-acre blocks at .£SO on the Main Trunk Railway that is rich level land which some day must be built on? CHEAP BLOCKS. ID—ACRES—IO 20—ACRES—20 £SO PER ACRE £SO. This land is situate one mile from the Main Trunk Kailway, close by the growing township of Spring CreeE and four miles from Blenheim by good level metalled road. Some time ago we quoted similar blocks same district at .£65 per acre, but local buyers bought them for FRUITGROWING. This is similar land, only half-mile further away. It is cheap because there is not any survey to pay or land to be given away in roads. Possession is given on March 31st, 1912, and one-third cash down is required. There are only 77 ACRES IN THIS BLOCK. Fourteen, acres have been sold for delivery nest year at £SO per acre. The balance of tho land is quite equal, and has on it a good roomy house worth £4OO, so why not buy the remaining 63 ACRES FOR £SO PER ACRE' with the house given in. We can lease it for you at £2 10s per acre or 5 per cent, on tho purchase price, so then instead of letting your money out at 5 per cent, you can buy this farm and get in rent £2 10s per acre, and if you sell it in three years for £75, thus make £25 per acre profit and have had good interest -for your money in the meantime. You say £25 per acre is largo profit to make, but remember Blenheim’s future is before it, and this land is only one mile from the South Main Trunk, 4 miles from Blenheim, and 16 miles from tho Port of Picton, close to a growing township where it, must double In value. PROOF. COME OVER AND INSPECT. The fare from Wellington is only 20s return, and will be money well spent, as you will enjoy the trip. £lO DOWN and £1 per month will secure you a Quarter-Acre for £75 on a New Suburb just opened up, where tho sections/ consist of the richest of soil aud are all level. Forty have already been sold to local residents. Buy one for your son and teach him .to save his money. BLENHEIM TO-DAY has a Progressive Harbour Board, who are going to open up the river for far larger boats than tho s.s. Blenheim and Opawa which trade with Wellington. £65,000 is to be spent on water and drainage. The Wairau and Opawa rivers are to be bridged. . Many new buildings and stores are to be erected almost immediately. A now wharf is already being erected a I Picton, and THE SOUTH MAIM TRUNK is now 30 miles South of Blenheim and is being pushed on to connect with Christchurch. THE NAVAL BASE is not yet finally chosen, as how can it be when the English surveyor does not reach New Zealand until next year. PioI ton is going to be that base, and then a i railway will connect up the Wairau Valleys to the West Coast; Wellington and Canterbury must fight for Picton in their awn interests. LAND MUST RISE in Marlborough, so be one of the first to buy. McLAUCHLAN AND CO., BLENHEIM.
