Auctions M. R. MILLER. LARGE ABSOLUTE SALE OB' T7IREEHOLD.3 AND LEASEHOLDS, JL? FARMS AND SHEEBRUNS, WITH 00,000 SHEEP, CATTLE, HORSES, AND PLANT, AT NAPIER, lIAWKE3 BAY, ON FRIDAY, 3rd OCTOBER, 1881.

TTJRIEOA, WAIROA, 9500 acres free- j hold, Crown Grant.—This property will ba offered in 10 rural farms, lots varying from 60 to 250 acres each, and nine lots ranging from 400 to 1300 acres, tho smaller lots commencing at the Walroa Town boundary. The greater part of the land is rich agricultural, wide open valleys, purchased some years ago, so as to command the hills that they surrounded, then the property of the Crown, now an endowment to the High School. Tho Governors of that Board intend selling at the same time their endowment land, 10,000 acres, in lots so arranged that they will work well in with the divisions of the Turiro Estate, so that with the exception of the few lots adjoining the town, the purchasers of all the other lots will be able to purchase a portion of the hill lands behind them. Two of the larger blocks of the estate (together, 1700 acres) form a long frontage to tho Waihua Elver ; very little improved, purchased so as to command about 13.000 acres of Crown lands, low, good hills, which will soon be surveyed and in the market. Tho lots with sea frontages (about seven miles) are exceptionally good land and well grassed ; a great deal of it ploughed and laid down ; tho remainder surface-sown. Tho Tawhata Valley, adjoining the township, is probably the richest land in tho colony. Wheat grown there sent to the Sydney Exhibition weighed 71ilbs per bushel, taking the Bronze Medal. The wool, chiefly fine crossbred, by last mail advices reached lid pec lb. About 2000 acres of tho low lands are drained, ploughed, and under grass, about 6500 acres are surface-sown with English grass. About eighty miles dividing fences, besides sea and river frontages. The homestead at Kiwi Elat has a substantial new house, men’s bouse, large stable, with loft; also detached stable, with two loose-boxes and yard for entires, smithy, offices, and stock and sheep yards ; paddocks and store at the river landing j woolshed, hnts, large yards and paddocks, at Whakamahi, on tho sea-board; out-atalion, cottage, and yards, Mongonui Valley, Napier, road, and shepherds’ huts and paddocks, at Obinepaka and Waihua-river ; Speedy and large hydraulic wool-pi esses. The wool is taken from the station by coastal steamers to the ships in this bay at 4s per bale ; the distance from Napier, thirty-five miles. There will be over 20,000 sheep and lambs (twothirds of them crossbred), and a small merino stud flock (about 400), from Tasmanian imported. The sheep will not be sold till after shearing ; the sale of the land being fixed for 3rd October, and of tho sheep on 28th November, in lots to suit purchasers. NOTE.—Every block has been selected with the greatest care, so as to form convenient and easy-worked homesteads. The reserves will bo almost nominal, as tho property must absolutely be sold. Every attention will bo given to visitors wishing to inspect the property. Also, goodwill of 685 acres leasehold, and 23 acres, Education Eeserve, leasehold, near Walroa. Terms.—lo per cent, deposit, and the balance of one-third cash on execution of deeds at date of delivery, balance iu three years bearing 7 per cent, per annum. WAXREKA. —11,000 acres, freehold, Crown grant. Three sides good natural river and forest boundaries ; tho other side wire fence. Fully two-thirds of this estate is very rich land; low bills in the basin between the Waiau Elver and Tukarangi, about 25 miles west from Walroa ; fully 2000 acres iu six paddocks are surface grown. Comfortable, new, well finished and furnished house ; cultivation paddock, garden, men’s house, new woolshed, sheep, stock and milking yards. By additional surfacc.sowing this property would soon carry 15,000 sheep ; at present there are 4300 very well bred merinos, including a small stud flock, 15 horses, about 50 quiet cattle and team Of bullocks, a valuable lot of station plant, fencing wire, &e., with sheep and everything given in ; 30a per acre is about the estimate as it now stands. Terms.—One-fourth cash, balance in 2 and 4 years, bearing 6J per cent, ARDLU3SA.—69OO acres, about 18 miles from Napier; Land Transfer Act, In six sub-divisions by wire fencing and deep banked streams, and about 8 miles frontage to the Tutaekuri Elver ; also shearing and cultivation paddocks. Very rich land, limestone downs, and small plains ; several small lakes, fully half of tho estate sown with English grass and harrowed, but considerable portion only lately sown—oarrying now 7000 crossbred sheep, 2600 of these are fat wethers—when all under grass will carry an average of three sheep pec aero; new woolshed and yards, manager’s and men’s cottages, a few dairy cattle, team of staunch horses, dray, doable and single ploughs, harrows, and general station plant, carriage 30a per ton to Napier Port. If this property is not sold as a whole, it will be offered in three lots—viz., 2067, 3322, and 3600 acres respectively. Half of the purchase money can remain till April, 1889, at 6 per cent. WAIKARI. —600 acres freehold, fenced and [aubdived, nearly all surface sown, and 1000 well-bred merino sheep. Note.—Adjoining, 600 ncres, also improved, and comfortable house, garden, &c.; may be leased for seven years to the purchaser of the aboveat a very moderate rent, three miles from mouth of Walkari Elver, 30 miles from Kapier. The sheep on Ardlussa, Waireka, and Warkar! will, if desired by intending purchasers, be offered by auction on same day as the sale of these lands, for delivery after shearing, at a schedule price for the various ages and sexes. All the fore-mentioned lands will be offered by auction at the Criterion Hotel, Napier, on FRIDAY, 3rd OCTOBER, commencing at 11 a.m., for delivery after shearing, 28th November. Titles guaranteed. The terms for the sheep will bo cash, or equal to, on delivery. Immediately following will be offered by auction, the MOUNT ERIN ESTATE—4333 acres freehold, 868 acres of which is rich alluvial land, well drained, and all in English grass ; the remainder hill lands, also in English grass j all fenced and subdivided into 24 paddocks. The homestead, a very comfortable eightroomed house, a large men’s house, woolshed for 14 shearers, yards, concrete dip, all erected within the last three years. This property from the great improvements during tho past 3 years, will winter about 14,000 long-wool sheep, and in summer will carry about one third more. No better fattening country in the district. The plains paddocks will be offered in tho following lots—4B, 68, 68, 66, 60, 60, 85,112, 101, and 129 acres respectively ; the hill lands in two lots of about 1750 acres each. The lands to bo sold on 3rd October, for delivery on 14th January. Terms—-10s —-10 per cent, at auction, 35 per cent, on delivery, 25 per ceut. in two years, and 50 per cent, in four years, bearing 7 pec cent, per annum. The sheep, 16,000 to 17,000, including lambs, to bo sold iu lots to suit purchasers, on 7th January, at tho station yards. TB PUROTU -75,000 acres leasehold, about two thirds open fern laud, remainder forest. Rent, £2OO per annum; 20 years to run. All well bounded and subdivided into numerous blocks by 20 miles of fenciug, two streams, and 12 miles frontage to the Mohaka River. About 2500 acres iu English grass, the bulk of tho remainder heavy fern valleys, with natural grass on hills and ridges with 12.000 merino sheep, a few cattle and horses, drays, &c. Good House, Store, Huts, and good Woolshed and Yards. This run, by additional surface sowing, would carry 40,000 sheep. TE HAROTO—SS,OOO acres, Leasehold, 20 years to run. Rent, £l6O per annum, adjoining above. On this run there is a block of 461 acres Freehold, well improved. Tho Leasehold, a portion is divided into four divisions by 13 miles of fenciug and natural boundaries ; 1500 acres laid lowu in English grass ; present carrying vaparity 8000 sheep, by ’additional surface sowing, would carry 25,000. These two Runs are divided by the coach road, and the homesteads are respectively 35 and 40 miles from Napier. Tho goodwill of these leases, to one of which for the extended new term four names are not yet obtained, but if not obtained at the end «E_ the old lease, seven years hence, their portion could be excised by the Court, together with the stock aud plant, will bo offered by auction at Napier on 3rd October on the following terms: onc*third cash, balance in two and four years, bearing interest at 8 per cent, per annum, delivery to be taken from tho shears first week in January.
