TO FLAX-DRESSERS AND OTHERS. MR J. H. WALLACE will sell by public auction, at his mart, Hunter-street, Wellington, on Thursday, February 23, 1882, SIX POWNALL’S PATENT FLAXDRESSING MACHINES. Four are adapted for steam or waterpower, and two may be worked by hand. With the above will be sold all the patterns, and with the last lot the patent. The principle upon which these machines • t re constructed may be adapted for dressing almost any fibre. In addition to the Phormium Tenax, for the dressing of which these machines are perfect, they have also been successfully used for dressing the Banana and Pine Apple fibres. These machines may also be easily adapted for scraping jute, and any person baying the opportunity of introducing these machines into India or other tropical climates, could realise a large fortune by the sale of the machines and the royalty imposed for their use. The export of jute from India now averages a thousand tons per day, the whole of which is prepared hy hand. One of these machines could produce more fibre per day than could be produced by the hand labor of 50 men. Samples of the flax dressed at Mr Compton’s mill may be seen at the auctioneer. Rhodes and Co., of Rissington, to lay out into convenient farms, and sell by auction in March next, about—--40,000 Acres of that Estate being the portion nearest to Napier—-care being taken that all existing buildings, fences, and improvements thereon be made available, and that each block be well watered and of easy access, and taking advantage of natural features and boundaries, to include low lands and downs so as to give each individual property every advantage to the purchaser. The fencing is all thoroughly substantial, and there are over 3000 acres ploughed on various parts of the portion to be sold. All has been sown with the exception of a few smaller blocks, which will bo ready for sowing this The Rissington homestead block has many valuable improvements, cultivationpaddocks, &c., a capital country seat, besides containing Mount McNeill, one of the best grazing hills in Hawke’s Bay. Mount Cameron is equally well-kn wn, being another block. The Ardlusse Downs are all fit for the plough. Geutle Annie and Smithfield Downs blocks contain also a large extent of lands ploughed and laid down in grass, but it is not within the limit of an advertisement to describe each of the blocks that will be sold. The “cutting-up” of this estate will be of immense advantage to this district, the present owners having consented to this course as a step toward realising on the whole of this magnificent property, rendered necessary- by the death of one of the partners. Although Rissington Estate is so well known locally; it is not out of place to state that it commences about 18 miles west from Napier. The lands, though varied in feature, are rich and on limestone formation, abundantly watered by springs and ever-running streams. The whole freehold comprises about 74,000 acres, on which, though large sums have been expended in improvements, instructions are to put such a very moderate re.-erve on the portions offered (which include the longest improved lands) as must ensure sale. There are about 1000 cattle and 90,000 sheep and lambs now on the estate, the greater portion of which will be sold after the land sale, and will enable buyers to stock readily. Of the wool, Messrs Balme and Co., Brokers, London, report under date, 6th September, 1881 : —“ We are glad to be able to speak in terms of unqualified .praise. A survey of the lands to obtain the acreage of each block will be made and plans issued os soon as this work is completed. A district branch railway line has for some time been contemplated from the trunk line near Pakowhai to Woodthorpe, a distance of about 15 miles. Woodthorpe is opposite the eastern extremity of the estate, from thence. to Pnkititri Bush there is a good road laid off,' and ;£IGO lately voted to complete this route to the Government reserve, containing a large supply of the finest timber in the colony—totara, pines, &o, TERMS— Ten per cent, deposit. Fifteen per cent, in one month. Twenty-five per ctnt. in two years, at 6 per cent, per annum. Balance may remain for seven years, at 6, per cent, per annum.
