W. B. RHODES & CO. For sale or to letSAW AND FLOUR MILLS, WAIRARAPA. BENJAMIN SMITH & CO. are favored with instructions from the proprietor, to offer for sale, by private contract, that magnificent property in the Wairarapa district, known as the BELVEDERE SAW AND FLOUR MILLS. This valuable estate is • situate at the Taratahi, Wairarapa, a few miles from Greytown, and about sixty miles from Wellington. The PROPOSED LINE OE RAILWAY is laid off within about fifteen chains of the mills, and it is anticipated that a station will be placed in close proximity. At present there is a good metalled roadnp to the mills. The freehold consists of 1160 acres of splendid Totara bush, -with a fair sprinkling of pines ; it is allowed by competent judges to be THE FINEST TOTARA BUSH in the Wairarapa, and is estimated to contain sufficient timber to keep the present mill in work for a QUARTER OF A CENTURY, cutting from nine to ten thousand feet per day. The land when cleared is admirably adapted for agricultural purposes. The Saw Mill is one of the most complete in the Province, worked by engines combining 40 horse-power. The Flour Mill is worked by water-power, and is furnished with machinery of the most approved description. Both mills are in full working order. The buildings on the land, in addition to the mill houses, comprise blacksmith’s shop, two comfortable dwelling-houses, six cottages for workmen, iive-stalled ■ stable, &0., &c. : Taking into consideration the great and increasing demand for Totara in this and the other Provinces, and the facilities which will shortly bo available for transporting it to Wellington by rail at a moderate charge, Benjamin Smith & Co. can confidently recommend this property to the attention of capitalists as one that will realise an ample return for amount invested. They will bo happy to furnish further particulars, on application, at their offices, next the Odd Fellows’ Hall, Lamhton Quay, Wellington. Title ; Crown grant, and immediate possession can be given.
