CASH, OCCUPATION WITH RIGHT OF PURCHASE, AND LEASE IN PERPETUITY. UNDER THE FIRST of these headings the purchaser pays down one-fifth of the value with his application, and the balance within thirty days, and he becomes entitled to the crown grant after effecting improvements to the value of £1 an acre on First-class Land and 10s an acre on Second-class Land. UNDER THE OCCUPATION WITH RIGHT OF PURCHASE SYSTEM, he pays a rental of 5 per cent on the Capital Value for a term of 25 Years, with a right of purchase after 10 years’ occupation, or a Lease in Perpetuity at the end of the term; the improve--1 ments, however, belonging to the lessee. THE LEASE IN PERPETUITY is granted for 999 years at a rent of 4 per cent WITHOUT RIGHT OF PURCHASE onerous. , V The Amount of Land which one Settler can bold under these conditions is—--640 AOBES FIBST-OLASS OR 2000 ACRES Sn3OOITID-OXiA.SS LA.2TD. PASTORAL RUNS are let from time to time as the leases fall in. The length of the leases vary from a few years up to twenty-one years. Small grazing runs, up to an area of 20,000 acres, are let for 21 years, with improvement conditions attached, and renewals at valuation for further terms of 21 years. THE BULK OP THE LANDS ARE SELECTED UNDER THE OPTIONAL SYSTEM, The Applicant choosing whether he will pay Cask, take a Lease with Right of Purchase, or take a Lease in Perpetuity without pre-emption. And the prices vary from 5s an acre up to £5 per acre, according to soil, position, and loca] circumstances. The average price at which such lands are offered is about £l per acre. The greater part of the Crown Lands are covered with bush, which costs from 25s to 35s an acre to clear; after being burnt these lands carry fine crops of grass, keeping, on an average, 2 sheep to the acre. The Government publishes every quarter a Crown Lands Guide, which contains full information as to lands open for selection or about to be thrown open, with prices, conditions, &c., copies of which will be sent gratuitously'to anyone who applies to the Commissioners of Crown Lands at Auckland, Napier, New. Plymouth, Wellington, Blenheim, Nelson, Hokitika, Christchurch, Dunedin, or Invercargill, and from whom also w may be obtained any other inhumation bearing on the lands of the Colony. !g; THE HOT SPIIIfiS OF SEW ZEAL.III. All of these places are situated in fine climates, with beautiful scenerv either surrounding’ them or in , their immediate vicinity, and access is now made easy by rail and coach.
