S. Piliaus will sell by auction at the Crown Hotel, ±>aiclutha, on Friday, 22nd January, 1892, at 1.30 o’clock , That rich agricultural property known as THE MANUKA ISLAND ESTATE, situated on the banks of the Clutha River, five miles from ' Balelutha, containing about 7900 acres, in FAUMS ranging from 134 to 578 ACHES. The quality of the land and convenient situation of the Estate is so well known that it is unnecessary to comment on the richness of the soil, or the many advantages it presents to persons in quest of really first-class agricultural farms. The auctioneers, however, may point out that the land has never been exhausted by cropping, being m the natural tussock, on which sheep have been depastur* ing for nearly 40 years, that the wheat grown on the adjacent farms is held in high estimation by millers for the quality of flour it produces, that all the farms are well watered by creeks running through the whole Estate, drought being practically unknown m the District, that the property extends for about 2 5 miles frontage to the Clntha River, on which the steamer Matau plies, carrying produce at a moderate charge, and that there are excellent roads leading to Balelutha, Stirling, and Lovell’s Flat Railway Stations. TERMS OF SALE. Either deferred payments or cash. If deferred payments—Deposit ten per cent on date of sale ; ten percent in one year from Ist April, 1892, the date when possession ot the farms will be given to purchasers, and thereafter every half year on Ist (October and Ist April, 5 per cent until the expiration of 4 years from Ist April, 1892, and the then balance of purchase money to remain on mortgage for a term of five years. Interest on unpaid balance to be 6 per cent per annum, payable half yearly on Ist October and Ist April in oach year. . .
