RENTAL OF £ISOO

TRANSPORT BOARD OFFICES NEWTENANCY TERM GRANTED A decision to grant the Auckland Transport Board a tenancy for two years of its head office building in Albert Street at an annual rental of £ISOO was made at a meeting of tTie Auckland Harbour Board yesterday. The engineer-superintendent, Mr D. Holderness, reported that the lease had expired on August 31, and the Transport Board, which did not desire a new lease, had asked on what terms it would be allowed to remain in occupation for two years from September 1, 1915. "The board has not yet been officially advised to that effect, but it is understood that, some little time prior to, the date of expiry, the lease was transferred from the original lessee to the Transport Board," reported Mr Holderness. ft was also understood that before the transfer of the lease the Transport Board had been paying a rent of £ISOO a year and in addition had been paying the City Council rates. On the assumption that an application for a new lease would be sought, the Harbour Board recently had the fair annual ground rent assessed by its valuer, who placed it at £330 a year, said Mr Holderness. The building was valued in 1939 at £10,230, and with depreciation its value was now £9343. "I am of the opinion that the board should expect to receive the same rental as the Transport Board lias been paying, namely, £ISOO a year, and that it should continue to be responsible for payment of rates and the public risk policy on the electric lift," said Mr Holderness. In the terms of the lease the buildings were to lie yielded up in good order and the board's architect estimated that repairs to the extent of £IOB IBs were necessary. Mr Holderness' recommendation that the Transport Hoard be granted a tenancy for two years with (lib provision that it met, the estimated cost of the repairs was adopted. "All I can say at the present time is that the limit of the Transport Board's plans is to secure that tenancy from the Harbour Board," said the chairman of the Auckland Transport Board, Mr W. H. Nngle, when asked yesterday if his board intended erecting a new building at the end of the two-year period.
