In giving consideration to this matter certain factors cannot be ignored, viz.:— (a) A serious house shortage definitely exists. (b) Speculative building is not being undertaken to the extent required to meet the demand for housing. (c) Private ownership is desirable. An examination of these factors indicates that to be assured of satisfactory housing accommodation many people will have to build their own homes, and we should therefore consider the position as to whether the venture may be looked upon as a sound investment on to-day's cost figures. The financial means at the disposal of the various prospective home builder, will vary very materially, but it will be sufficient for our purpose to take an average moderately-priced home of £750 (about 1100 feet to 1200 feet of floor space), plus section costing £250; a total expenditure of £ I 000. Although the State Advances Corporation of New Zealand may not be prepared to loan more than two-thirds or thereabouts of this amount, for the purpose of examining the investment we shall assume that the whole £IOOO is borrowed capital bearing interest at the Government rate of 4£ per cent. Those who are fortunate enough to possess one-third ng of the required capital would not, of course, have to face the same he annual outgoings, although the value of their own money contribution cannot be ignored. bo To repay £IOOO under the State Advances Corporation of New Zealand table, based on a 25-year term, the half-yearly payment per £IOO is £3/4/6, or £64/10/- per annum to repay £l'Doo. The annual payment would work out approximately as under:— £ s. d.
