The price of land, the cost of building materials and labour are the three sources of expense in building a house, and each one offers you a chance of making money out of the depression. First, take land values. During the last few years land values have declined extraordinarily rapidly and found a new low level. They have now steadied and indications are for a gradual rise, which tendency will be accentuated by the recent increase in building activity. You will probably never again be able to buy land as cheaply as at the present time. Then let us consider building materials. Here, taken generally, there is a distinct rising tendency, and it seems clear that this will increase and continue for some considerable time. It does not need stressing, therefore, that the sooner you decide on the plans for your home, and thus enable your builder to order materials, the less they will cost you. The third item of expense is-labour. Here the benefits which may be obtained by immediate building are very considerable. As everyone knows, wages are at a low level. However, the movement for, the restoration of pre-depression wages has begun and this will, in the near future, materially increase the cost of building your. hom£ In addition to this, the building subsidy at present offers you a considerable saving on the cost of a new house. This subsidy, of course, will, apply only until its purpose of stimulating building is completed, and by delaying you risk a very substantial loss. To sum up, the cost of building to-day is less than it has been for many years and probably less than it will ever be again. It is also obvious, for the reasons outlined above, that your house, if built at present costs, must steadily appreciate in value and constitute one of the soundest investments available.
