PAPATOETOE'S SPECIAL ADVANTAGES. The somewhat enervating climate of Auckland in the summer time induces many Aucklandars to live in the southern suburbs, and there can be little doubt that as the railway service is improved, as seems probable in the near future, this habit will grow to a very great extent. Possibly the best existing suburban railway service is that which connocts Auckland with Papatoetoe, and as this district is generally considered the healthiest suburb of the city it accoants in a very large degree for the great increase of , population which has occurred there in the last year or two. Messrs). Samuel Vailo and Sons announce in another column the last important subdivision in this. district, viz., "Papatoetoe Gardens," a beautiful estate immediately adjoining the railway station on the western side, which will be offered by auction on Friday week, November 7., This property, which has only changed hands once in the last 40 years, is now being roaded and subdivided into sections varying from i acre to 7 acres. Such areas are difficult to procure at reasonable prices within easy reach of Queen Street, but as the property is being subdivided by the owner, most reasonable reserves have been placed on the different sections, in order to encourage Immediate settlement. The estate is well elevated, and commands beautiful views of the Waitemata and Manukau harbours, and from a residential point of view, is undoubtedly the pick of the district, the majority of the sections being only a couple of minutes* walk from the present station and about forty minutes from Queen Street. Owing to the numerous inquiries that have been received by Messrs. Vaile and Sons, intending purchasers are advised to immediately apply for the plans and particulars of the property, of which only a limited number artbeing issued.
