Sir,-It is difficult to see how, a good system of town' planning, can be carried out in old-established towns and cities, unless at very great expense. To be efliaent town planning should start with the building of a town and govern its expansion from the beginning. ' The Government would do well to step in, ana overhaul the plans of embryonic townships and budding towns and cities before haphazard buildings are erected.; A point hot to be lost sight of is that we should build in enduring materials. A wooden town cannot be expected to last over half a century, which is a depreciation of 2 per cent, per annum, an. amazing loss when totalled up. Taking Auckland, with its' 20,000 homes, averaging £500 per home, we have a loss of £200,000 per annum and an actual disappearance of value amounting to £10,000,000 in 50 years. This enormous melting away of capital goes on so imperceptibly that it almost passes unnoticed, and the average investor does not realise it.
