GABRIEL LEWIS Has received instructions (on account of tho owner leaving Auckland), to sell by auction on Tuesday, March 12, at his Rooms, Queen street, at twelve o'clock, mHE ABOVE MAGNIFICENT HOUSE AND GROUNDS. , THE PROPERTY is situated on an elevated position in tho centre of Remuera, and has a very largo frontage to the main road, as well as to Victoria Avenue, and is most suitably adapted for cutting up. THE GROUNDS aro tastefully laid out in Lawns, Terraces, Flower and Kitchen Gardens, and Orchard ; and a largo amount of money has been expended in forming the Drives and Walks. THE ORNAMENTAL HEDGES surrounding tho Property are without doubt the most admired in tho district, and are kept in perfect order. , , THE TRUES AND SHRUBS, planted many years ago, have reached an extraordinary height, and there are some grand specimens of both to be seen. A number have been trimmed into various shapes, which give tho estate a most picturesque appearance. THE DINING-ROOM is lb ft by -24 ft, with Bay Window (and Balcony oil top) lift by fiii tiin. This room has cathedral glass windows at side, and is tilted with a very handsome grey marble mantelpiece, with extended pillars. Attached to the Dining-room is A SERVER fitted with Table and Cupboards. THE GENTLEMEN'S ROOM has a tip-up, lavatory, and other conveniences. Other downstairs rooms consist of LIBRARY LADIES' BOUDOIR BREAKFAST-ROOM SCHOOL-ROOM S ERVANTS' BATH-ROOM WORK-ROOM STORE-ROOM (rat-proof) PANTRY (with Sinks, Dresser, etc., Cold and Hot Water laid on). NURSERY PANTRY (fitted with sinks for hot and cold water) THE TOWER is reached by a wonderful piece of work in the shapo of a spiral staircase, and the view from this is unsurpassed in Australasia. From it can be seen on one sido a magnificent view of Upper and Lower Remuera, the Auckland Harbour, Kawau, Tiri Tiri, the Barrier, ltangitoto, Motatapu, Waiheko, Thames and Coroinandel Ranges, Otahuhu, and Manukau waters. THE DA IRY is of Concrete, and built into a hill, and is almost underground. THE GLASS GREENHOUSE, II O T lIOUS E, AND VINERY is built with all the Latest Improvements for Heating and Ventilation ; and the latter is, at this time.-, of the year, a most beautiful sight to behold. THE FERNERY is said by competent judges to contain ono of the-, best collections in New Zealand, and the POULTRY YARDS are so constructed as to givo a separate run to each breed, and a great number aro built off the ground to prevent destruction by rats, &c. THE POTTING -SHED, FRUIT STORING-HOUSE, WORKSHOP, PAINT-SHOP, &c.; are separate buildings in themselves ; and situated behind the Vinery in the Lower Orchard is A GARDENER'S COTTAGE of three small rooms, and commands a full viow of the Orchard.
