The following report by Mr. John Bollard as to the ■agricultural capabilities of the land, and Mr. Andrew some idea of the value of the property fur sale :— Avond»le, 9th February, 18S4. Messrs. Vailo and Douglas : GertUmcn,—ln accordance with your instructions, I have inspected the Taupaki Block, to be offered at auction by you on the -Jlst inst., and 1 now beg tn submit the following report :— Tho open land in this block, consisting of heivy fern, interviewed with taupaki and flax, is the grandest for agricultural purposes I huvo yet seen North of Auckland, and much superior to the laud in the Eurroundinz districts. The open land and that covered with manuku bush (suitable for first-class fencing rails) contained in the road through the centre of the block is especially good soil, and c*pable of growing large quantities of all kinds of farm produce. Tub Sections on the eastern side, and a portion of a Section on tho southern side of the block are covered with magnificent Kauri, Puriri.and other valuable timber. The who:e of the Sections are well w»tered. All tho open land and the Manuka Baih, when cleared is easily ploughed, except a small quantity in the west and north-west sections of the iiiock. The roads ore well laid off, easily formed, and the grades are easy. The block of land is well worthy tho attention of intending settlers or parties seeking invo.-tments in forest or agricultural land.
